Job description

This position is based out of our Houston headquarters, with consideration for strong US-based remote candidates if you are not local. You will manage your own portfolio of active files, coordinate with title companies, lenders, sellers, and our internal team, and be responsible for getting every deal to the closing table. You will not be babied. You will be trusted to problem solve, communicate proactively, and keep files moving with urgency.

If you have only worked on traditional retail transactions, this is probably not the right fit. We need someone who knows investor wholesale deals inside and out, has handled difficult title situations firsthand, and is comfortable working curative title issues from start to finish.

Responsibilities:

What You Will Do

  • Manage real estate files from executed purchase contract through close on investor wholesale and novation deals
  • Open title, coordinate with title companies, and follow each file through to the closing table
  • Review title commitments and identify what it takes to get a clear title for the buyer and seller
  • Order payoffs for mortgages, liens, taxes, and judgments, and calculate total amounts owed
  • Coordinate with our Dispo team and confirm end buyer contracts, EMDs, surveys, and HOA docs
  • Act as the liaison between the seller and the title company, communicating all title requirements clearly and keeping everything moving toward a clear to close and a prompt, on-time funding
  • Review and approve HUDs, send blind HUDs to sellers, and walk sellers through their numbers before closing
  • Manage complex title issues with urgency, including missing sellers, missing heirs, liens, and encumbrances
  • Utilize skip trace tools, PI resources, and your network to locate missing parties and keep deals alive
  • Update Salesforce in real time with deal status, notes, documents, and communications
  • Close out files completely post-funding, including uploading the full settlement statement and calculating net profit
  • Collaborate with the rest of the TC team, share knowledge, and hold each other to a high standard

Qualifications:
  • Proven experience as a Transaction Coordinator on real estate investor and wholesale deals, not just retail
  • Hands-on experience with curative title issues, including affidavit of heirship, probate, lien negotiation, and clouded titles
  • Strong working knowledge of Salesforce or a similar CRM, with the ability to manage 10 to 20 active files at once without dropping the ball
  • Proactive self-starter who is highly organized, coachable, and comfortable working with urgency to keep every file moving toward close
