About This Role

The Senior Manager of Property Management will report directly to the Senior Director of Strategic Operations. This multifaceted role is responsible for overseeing all real estate transactions across Textron Systems, as well as managing the facilities teams at the Hunt Valley, MD and Goose Creek, SC locations. Key responsibilities include providing leadership and accountability for business operational needs across various business domains, functional organizations, and facility operations. The ideal candidate will demonstrate a proactive approach, strong strategic thinking, excellent problem-solving skills, and outstanding communication abilities, with a strong focus on customer service.

Responsibilities

       Responsible for administration over Textron Systems real estate portfolio, helping to facilitate changes in leases, property acquisitions, and property sales. To include supporting pre-lease commencement activities (Tenant Improvements, Construction, Branding)

       Maintaining Lease Harbor (real estate portfolio software) & supporting Corporate Real Estate team with requested actions

       Coordinating with Corporate Risk & FM Global for maintaining insurance documentation & supporting facilities related recommendations

       Facilitation of lease execution & renews within DOA amongst legal, accounting, and the businesses

       Responsible for Facilities & Maintenance team in Hunt Valley MD & Goose Creek SC

o   Budgeting and Financials: Managing operating and capital improvement budgets, including forecasting, cost control, and vendor invoicing

o   Oversees all building operations, maintenance, and capital projects providing a safe, efficient, and compliant work environment

o   Lead facilities team, oversee vendor contracts, and implement strategic plans for space planning & sustainability

o   Partnering with EHS to ensure compliance & managing renovations

       Building and maintain relationships with business leaders, coordinating & providing executive level decision briefs & reporting

       10 years in facility or business management, with 3 years in a senior leadership role

       Bachelor's degree in management (Facilities, Business, or a related field) - master's degree is preferred

       Strong project management, budgeting, and leadership skills.

       Experience in property lease execution and/or property sales is preferred (Real Estate)

       Ability to travel up to 35-50%

       Proficiency in Microsoft Office Suite

       Exceptional written and verbal communication skills, including ability to collaborate and influence cross-functional teams and across all organizational levels

       Proven ability to develop, implement, and improve processes with strong problem-solving and decision-making skills

       Strong command of project controls (such as budgeting, estimating, scheduling , risk/change management, earned value or equivalent)
