The Opportunity:

Weโ€™re looking for a rainmaker โ€” a polished, ambitious business development leader who wins the rooms that matter. As Director of Business Development, youโ€™ll be the face of Good Company to developers, owners, and institutional capital partners, building the relationships and the pipeline that fuel our next chapter of growth.

This is a role for someone who sees a marketing and leasing pitch not as a sales meeting, but as the start of a long-term partnership โ€” and who has the craft, conviction, and connections to win it. Youโ€™ll work hand-in-hand with our COO, CEO, and senior leadership to shape strategy, set the tone of our brand in the market, and convert ambition into signed mandates โ€” elevating each opportunity with innovative strategies, bold creativity, and a relentless focus on results.

What Youโ€™ll Own:

  • New client acquisition. Originate, qualify, and close new marketing and leasing engagements with developers, owners, and institutional capital partners across multifamily, mixed-use, and emerging asset classes โ€” from pre-development through lease-up.
  • Pipeline & pitch leadership. Build and steward a disciplined BD pipeline, lead RFP responses end-to-end, and craft pitch presentations that earn the win โ€” from first outreach through signed agreement.
  • Strategic relationships. Cultivate enduring relationships with developers, owners, brokers, lenders, and advisors who shape where capital and product go next โ€” representing Good Company and the broader Domain Companies platform with credibility and care.
  • Industry presence. Represent the firm at conferences, panels, and roundtables that matter in our markets โ€” bringing back the intelligence that sharpens our positioning.
  • Strategic counsel. Serve as a trusted advisor and thought partner to the COO, CEO, and senior leadership team, translating market signal into BD strategy, pricing posture, and product roadmap.
  • Cross-functional execution. Partner with our marketing, leasing, technology, and operations teams so every engagement we win starts strong, scopes well, and delivers on the promise of the pitch โ€” from concept to closeout.
  • Forecasting & accountability. Maintain rigor on pipeline, revenue forecasting, and reporting โ€” giving leadership a clear, current read on where the business is headed.

What Youโ€™ll Deliver โ€” Year-One KPIs:

  • New mandates. A defined book of net-new marketing & leasing engagements signed within the first 12 months, tied directly to your compensation.
  • Revenue growth. Measurable contribution to top-line growth and portfolio expansion against agreed annual targets.
  • Pipeline health. A fully built, well-qualified pipeline with strong conversion economics and predictable forecast accuracy.
  • Win rate. Best-in-class conversion on competitive RFPs and direct pitches.
  • Brand presence. Elevated visibility in target markets through speaking placements, conference presence, press, and inbound interest.

Who You Are:

  • 7โ€“10+ years building business development or revenue functions inside a marketing & leasing firm, brokerage, real estate operating company, or related advisory practice โ€” with a proven track record of closing.
  • Deeply networked among NYC and tri-state developers, owners, and capital partners, with relationships youโ€™ve built and kept warm over time.
  • Fluent in the language of multifamily, mixed-use, and lease-up โ€” you can credibly discuss absorption, rent strategy, unit mix, FF&E, brand positioning, and merchandising.
  • An owner-operator mindset: you think in 360โ€” connecting design, data, operations, and experience โ€” and you understand what makes a project built to last.
  • An instinctive storyteller and pitch-builder โ€” comfortable in front of an executive committee, and meticulous about the narrative, the deck, and the follow-through.
  • A disciplined operator: you live in your CRM, run a clean pipeline, and treat forecasting as a craft.
  • Excellent negotiator and communicator with the patience to play the long game and the closing instinct to bring it home.
  • Bachelorโ€™s degree in Business, Real Estate, Finance, or related field (MBA a plus).

Logistics:

  • Location: Based out of our headquarters at 120 Broadway, Suite 1340, New York, NY. Hybrid schedule with regular in-market presence.
  • Reports to: Chief Operating Officer.
  • Compensation: Competitive base salary, performance-driven incentive plan tied to new mandates and revenue, plus comprehensive benefits.
