Join our dynamic team at Stratum as a Porter and play a key role in supporting the appearance, cleanliness, and functionality of Forestplace Apartment Homes in Forest Grove, Oregon. We are seeking a reliable and motivated Porter who takes pride in maintaining beautiful, welcoming communities for our residents and guests.


Position: Porter

Location: Forestplace Apartment Homes, 3802 Pacific Ave, Forest Grove, OR 97116 Visit Forestplace!

Schedule: Full-time position (40 hours per week), Sunday through Thursday, 7:00 AM – 4:00 PM, with a 60-minute unpaid lunch break

Pay Range: $17.00- $22.00 per hour, plus eligibility for monthly incentive bonus

Bonuses: Eligible for monthly bonuses through Stratum’s Stabilized Incentive Bonus Plan, based on leasing performance, renewals, and resident engagement

Cell Phone Stipend: $50/month or $600/year

Classification: Non-exempt position, eligible for overtime pay

Porter Key Responsibilities

  • Maintain cleanliness of common areas, including hallways, restrooms, leasing office, clubhouse, laundry rooms, and fitness center
  • Clean nightly rental units
  • Remove litter and debris from grounds, parking lots, and pathways daily
  • Sweep, mop, vacuum, wash windows, pressure wash surfaces, and clean light fixtures
  • Assist with janitorial tasks, trash disposal, and maintaining curb appeal
  • Document work performed in Yardi; must be comfortable using property management software
  • Support maintenance team with unit turnovers and light upkeep as needed
  • Operate a golf cart safely to access various parts of the property
  • Be available for after-hours emergency response as needed
  • Travel to other properties and attend required trainings as business needs dictate

Porter Job Requirements

  • High school diploma or equivalent preferred
  • Previous janitorial or maintenance experience in multifamily housing preferred
  • Strong attention to detail and ability to follow directions
  • Valid driver’s license and current automobile insurance required
  • Reliable transportation is required for travel to other sites or trainings
  • Ability to operate a golf cart and safely navigate the property


Physical Requirements of a Porter

This position requires regular physical activity, including standing, walking, stooping, bending, twisting, crouching, and climbing stairs or ladders up to six feet. Employees must be able to lift and carry up to 50 pounds, move heavy equipment, and use hand and power tools. The role involves repetitive motions of the hands, fingers, and wrists, and requires sufficient hearing, motor skills, and coordination to safely operate equipment and perform job tasks. Work may be performed in confined spaces, outdoors in all weather conditions, and may involve exposure to chemicals, machinery, and electrical components.
