About the Role:
Four Seasons Residence Club Aviara in Carlsbad is seeking a Revenue Manager to lead our Residential Revenue Management efforts with precision, insight, and a commitment to Four Seasons excellence. This on-site role oversees homeowner usage and villa rental inventory, ensuring an optimal balance between owner priorities, guest experience, and revenue performance. You will turn analytics into strategic, results-driven action, while partnering closely with Commercial, Operations, Owner Services, and Marketing teams. The ideal candidate is a strategic, collaborative leader who thrives in a dynamic environment and can elevate profitability while preserving Aviara's signature blend of luxury hospitality and residential serenity.
What you will do:
  • Lead the development and execution of the Residence Club's revenue strategy, maximizing homeowner availability and driving villa rental performance across all distribution channels.
  • Transform sophisticated business analytics into clear, actionable strategies that elevate overall revenue, room profitability, and long-term planning.
  • Create annual budgets and monthly forecasts for occupancy, ADR, and revenue, ensuring accuracy and alignment with property goals.
  • Oversee homeowner use calendars and villa rental inventory, maintaining optimal allocations, blocks, and availability across systems.
  • Drive pricing strategy using competitive analysis, market insights, and collaboration with internal partners and third-party experts.
  • Guide and facilitate weekly Revenue Strategy and Forecast Meetings, fostering collaboration and momentum across the Commercial Team.
  • Champion total revenue management, identifying opportunities across Rooms, F&B, Spa, and ancillary revenue streams, partnering with operations to implement and measure initiatives.
  • Manage OTA partnerships, corporate marketing alignment, and vendor relationships to support strategic promotions and digital campaign performance.
  • Oversee digital merchandising strategy-including web packages, online upsell content, GDS positioning, and OTA visibility.
  • Serve as the business owner of key systems such as Opera PMS, TravelClick, Lighthouse, and revenue management technology, ensuring accuracy and best-practice utilization.
  • Support Owner Services with villa rental reservations, group blocks, team coaching, and incentive programs to enhance booking performance.
  • Prepare monthly revenue reports and insights for leadership, clearly articulating trends, results, and opportunities.

What you bring:
  • Strong analytical, strategic, and communication skills with the ability to translate complex data into meaningful recommendations.
  • Advanced knowledge of spreadsheets, pivot tables, and business intelligence tools.
  • Proficiency with MS Office Suite, Teams, and preferred experience with TravelClick, Lighthouse, and Opera PMS.
  • Demonstrated ability to present data visually and communicate insights to a variety of audiences.
  • Excellent time-management and organizational skills, with the ability to lead multiple priorities simultaneously.
  • Confidence presenting alternate viewpoints and building consensus through data-driven recommendations.
  • Previous luxury hospitality experience in Revenue Management or Reservations (minimum 1 year preferred).
  • Experience within a residential or resort environment is a strong asset.
