Job Purpose
The Director of Acquisitions is responsible for identifying, evaluating, and executing strategic acquisition opportunities that support American Golf's growth objectives.
Reporting directly to the Chief Executive Officer, this role combines financial analysis, M&A and transaction execution, and relationship development. The Director will source prospective acquisitions, build and own financial models and valuations, assess financial and operational potential, lead due diligence, and drive transactions through negotiation and closing.
The ideal candidate brings strong financial and transaction experience, sound commercial judgment, and the initiative to develop opportunities, engage directly with owners and industry partners, and manage deals from beginning to end.
Responsibilities
  • Source and evaluate golf courses, clubs, and other strategic acquisition opportunities aligned with American Golf's growth objectives.
  • Develop relationships with owners, operators, brokers, advisors, developers, municipalities, lenders, and other industry partners to build a strong pipeline of marketed and off-market opportunities.
  • Screen prospective acquisitions for strategic fit, financial viability, operational potential, and key investment considerations.
  • Build and own financial models, valuations, projections, sensitivity analyses, and investment return scenarios for prospective transactions.
  • Analyze financial performance, operating results, market conditions, capital requirements, and other factors affecting investment value and risk.
  • Develop clear investment theses and recommendations outlining transaction economics, strategic rationale, key risks, and opportunities for value creation.
  • Partner with Finance and Operations to develop business plans and identify opportunities to improve revenue, profitability, operating performance, and long-term asset value.
  • Prepare and present acquisition analyses and recommendations to the Chief Executive Officer and executive leadership.
  • Lead and coordinate due diligence across applicable financial, operational, legal, real estate, environmental, insurance, technology, human resources, and other workstreams.
  • Manage transaction timelines, diligence requests, key deliverables, and internal and external stakeholders throughout the acquisition process.
  • Evaluate diligence findings and determine their potential impact on valuation, transaction structure, negotiations, and investment recommendations.
  • Support and, as appropriate, lead negotiations with owners, sellers, brokers, advisors, and other transaction counterparties.
  • Partner with executive leadership and legal counsel on letters of intent, transaction structures, key business terms, and definitive agreements.
  • Identify and resolve transaction issues while maintaining momentum toward key decisions and closing.
  • Maintain ownership of acquisition workstreams through final diligence, approvals, documentation, and transaction closing.
  • Support the transition of completed acquisitions to operational leadership by communicating key assumptions, commitments, risks, and opportunities.
  • Monitor industry trends, market activity, and competitive developments to identify opportunities and inform acquisition strategy.
  • Maintain appropriate discretion and confidentiality regarding financial, strategic, and transaction-related information.

Qualifications
  • Bachelor's degree in Finance, Accounting, Economics, Business, Real Estate, or a related field required; MBA or relevant advanced degree preferred.
  • Approximately 5-7 years of relevant experience in acquisitions, corporate development, investment banking, private equity, real estate investment, transaction advisory, or a related field.
  • Demonstrated transaction experience across key stages of the acquisition lifecycle, including underwriting, due diligence, negotiation, and closing.
  • Advanced financial modeling and valuation skills with the ability to independently build and own acquisition models and investment analyses.
  • Strong understanding of financial statements, cash flow, capital requirements, valuation methodologies, transaction structures, and investment returns.
  • Experience evaluating operating businesses and translating financial and operational findings into clear investment recommendations.
  • Experience managing diligence processes and coordinating internal stakeholders, advisors, legal counsel, lenders, brokers, sellers, and other transaction partners.
  • Experience sourcing acquisition opportunities and developing relationships with owners, brokers, or other industry partners preferred.
  • Experience in golf, hospitality, restaurants, sports and entertainment, leisure, real estate, multi-unit operations, or other location-based consumer businesses strongly preferred.
  • Strong commercial judgment with the ability to evaluate both the financial and operational merits of an investment.
  • Excellent analytical, negotiation, relationship-building, communication, and presentation skills.
  • Demonstrated initiative and ability to independently manage multiple opportunities and transaction workstreams.
  • Advanced proficiency in Microsoft Excel and financial modeling; strong proficiency in PowerPoint.
  • Ability and willingness to travel as needed to evaluate properties, conduct due diligence, meet with transaction partners, and support deal execution.

Essential Function & Physical Requirements
  • Perform professional office-based work, including extended use of a computer, review of financial and transaction materials, and participation in in-person and virtual meetings.
  • Analyze and interpret detailed financial, operational, legal, and transaction-related information with accuracy and sound judgment.
  • Communicate effectively with executives, business owners, advisors, transaction partners, and cross-functional teams.
  • Manage multiple priorities, deadlines, and transaction workstreams in a fast-paced professional environment.
  • Travel by automobile and commercial transportation for property evaluations, meetings, due diligence, negotiations, and transaction closings.
  • Navigate golf courses, clubs, hospitality venues, offices, and other prospective acquisition properties, including indoor and outdoor environments and varying terrain.
  • Periodically walk or stand for extended periods during property tours and site evaluations.
  • Occasionally lift or carry business materials or equipment weighing up to approximately 20 pounds.
  • Maintain regular and reliable attendance and flexibility to support transaction deadlines and business needs.
  • Perform the essential functions of the position with or without reasonable accommodation.
