Job Description
The CRB Project Director (PD) within CRB's Global Project Delivery (GPD) Team, reporting to VP of Global Project Delivery develops and implements strategies & plans to deliver the required project and services in the most effective and efficient manner possible and may oversee a single large project or multiple projects. This individual operates with significant independence and minimal supervision as the principal project representative and will meet with senior corporate management, both internally and externally. The Project Director must work cooperatively with business unit client representatives and all CRB business units, including safety, quality, engineering, procurement, estimating, project controls, and CQV. Responsible for client relationship management, including creating a positive experience that will lead to future work.
Responsibilities
Project Execution
  • Lead the CRB team and the owner through Business Case Alignment and Chartering Phases
  • Lead PEP Development
  • Partners with preconstruction group to plan the project for success (e.g., constructability, procurement, logistics planning, scope reviews, budgeting and costing).
  • Ensure all pertinent logistics are incorporated into the phasing, design, and construction plans.
  • Develops, manages, and maintains schedules and timelines.
  • Constructability / Planning options
  • Accountable for monthly financial / schedule reports for all assigned projects
  • Monitor and approve costs / Cost forecasting input / authorize expenses/workflows (in accordance with CRB Signing Limits)
  • Develops, monitors, tracks, and negotiates project costs to ensure projects are successful and profitable.
  • Ensure all the work done during pre-con carries over seamlessly into the field.
  • Ensure all pre-mobilization activities are completed including PEP, BEP, site requirements, permitting, etc.
  • Lead team to create a coordinated procurement plan including LLE, Trade Partners and Subcontractors, enabling work, etc.
  • Encourage the team to develop ETOP early in the project to ensure timely delivery upon project completion, i.e., plan the closeout at the beginning, not at the end.
  • Lead estimate development and facilities reviews and input. Control scope creep / "nice to haves."
  • Spot-check quality documents, field reports, and logs for completeness and accuracy.
  • Participate in site Safety walks and ensure the project team is using appropriate tracking software. Establish rapport with client's site safety reps and include them in on-site safety walks.
  • Develops a project-specific, quality management plan, monitors work sites, and identifies and addresses concerns or issues that do not meet quality standards. Completes quality work documentation and forms to ensure compliance with contracts.
  • Participate in Pull Planning sessions, internally and externally, creating clarity and common understanding.
  • Creates and validates financial forecasts of costs for upcoming activities and projects.
  • Ensures the financial interests of the company are protected while maintaining positive client relationships.

  • Manage end-to-end delivery of projects. (Chartering, Safety, Design, Pre-Construction, Permitting, Construction, Document Control, Procurement, C&Q, Automation, Consulting), and through the warranty period
  • Ensure the CRB Team understands and maintains Standard of Care throughout the project.
  • Assure client and CRB policies and procedures are followed, as well as all applicable laws.
  • Ensure all required management tools, systems, and best practices are set up and utilized.
  • Ensure all KPI's met: Safety, Pre-Planning, Execution, Customer Satisfaction, Quality, Schedule, Profitability, etc.
  • Provide input to build strategies, logistics, and sequencing. Coordinate with A/E to ensure proper flow of required packages.

Contracts
  • Lead contract negotiations with the client to ensure favorable terms for CRB and ensure CRB can bill and be paid for all work performed.
  • Work with CRB legal to develop a Contract Summary (abstract) outlining all key contractual requirements. Ensure the team is complying with contract requirements.
  • Know the limits of contract knowledge and ask questions when not clear.
  • Approve Subcontractor Awards in accordance with approved workflows.
  • Ensure use of standard contracts/POs and exhibit templates and provide input into and review SOWs.
  • Takes the lead in preparing GMPs. Ensure contract risk mitigation is built into GMP.
  • Seek win-win opportunities and negotiate for shared savings and incentive payment provisions.

Risk
  • Identify key areas of risk and formulate management and/or mitigation plans - elevate to senior management.
  • Lead all internal risk reviews and approval activities (PARs, Risk Assessments, PSRs, etc.)
  • Assist in identifying potential claims and coach the team through resolution. Notify SDCO immediately of related risks and exposure potential.

Client Relationships
  • Build and maintain positive relations with clients.
  • Manage client interactions on projects.
  • Identify and resolve potential conflicts.
  • Conduct regular Principal-level meetings focused on KPIs and succeeding together.
  • Solicit candid feedback from clients on CRB performance and follow through as needed.
  • Negotiates and manages development and execution of the client's prime contract, subcontracts and vendor agreements.

Sell Work / Business Development
  • Identify opportunities with both new and existing clients.
  • Applies market knowledge to determine business growth opportunities.
  • Participate in major pursuits, often acting as pursuit lead while developing and implementing strategies and action plans.
  • Understand the client's negotiating strategy and work to maximize CRB's negotiating position and leverage.
  • Lead RFP response ensuring all key differentiators are included. Develop winning strategies including the WHY CRB
  • Ensure all Commercial and Technical portions of the RFP response are complete and project specific.
  • Lead presentation team preparation and coaching
  • Contribute to any post-presentation requests from clients to help secure the win for CRB.

Team
  • Maintain connections with the CRB site team.
  • Ensure all planned resources are available and join the team when needed.
  • Identify any team/project inefficiencies and address them with the project team.
  • Monitor individual and overall team performance, coach teams where needed, and course correct including re-staff as necessary.
  • Bring experience and insight to help the team foresee challenges and plan accordingly.
  • Promote and reinforce attitudes and behaviors needed for a high-performing team (respect for people, value-focused)
  • Back up Sr PMs/PMs on PTO, support the entire team as needed.
  • Hold people accountable. Review and issue PIPs, when necessary, with HR / SDO involvement

Talent Acquisition
  • Ensure clarity on priority hiring needs (as related to project demands)
  • Utilize network to identify and recruit candidates for hire.
  • Actively participate in the interview process to determine if candidates are right for the position.
  • Contribute to the formulation of the offer (when hiring manager)
  • Collaborating with Talent Acquisition, stay in touch with candidates throughout the process up to and including acceptance and onboarding.

Qualifications
  • Bachelor's Degree in Construction Management, Architecture, Engineering, or equivalent
  • Minimum ten years of experience in the AEC Industry, 15+ years desired.
  • Industry-specific certification, including but not limited to PMP & AECPMA, DBIA
  • Demonstrated Senior Project Management success managing single large projects or a portfolio of smaller projects.
  • Advanced understanding of all core engineering disciplines, project execution, and delivery in design and construction.
  • Manages design process and relationships between design and construction to ensure the designer delivers quality, budget conscious, and complete documents on schedule.
  • Team-oriented individual capable of leading and managing integrated teams including strategic partners & subcontractors.
  • Understanding of integrated project delivery including design, procurement, CQV, and construction processes.
  • Proficient in typical software tools (Microsoft Suite), Safety, Scheduling
  • Excellent leadership, communication, and organizational skills.
  • Design/Build experience a plus.
