Job description

GENERAL PURPOSE: 
The Associate, RE Market Research supports the Real Estate Market Research department through advanced administrative, data-focused, and project coordination activities related to site selection, reporting, and workflow processes. Maintain documentation, tracking, and communication for Real Estate Committee activities, site approvals, and market research initiatives, ensuring accuracy and timeliness of data and materials. Provide oversight and contribute to the development, refinement, and documentation of processes, tools, and reporting that support the Real Estate Market Research production pipeline, including partnering with the pdSiteLink team to enhance data quality, reporting capabilities, and process efficiency. Manage intake and prioritization of departmental requests and provide support to senior leadership on projects to drive operational efficiency and achieve departmental goals.

The base pay range for this role is $27.64 - $36.11. The base pay range is dependent on factors including, but not limited to, experience, skills, qualifications, relevant education, certifications, seniority, and location. The range listed is just one component of the total compensation package for employees. Other rewards vary by position and location.

ESSENTIAL FUNCTIONS:
    Exercise independent judgment and personal initiative in performing responsible and difficult technical, specialized, and complex administrative and analytical work of a confidential nature. Support the team when necessary to streamline departmental workflow and communications.  Provide assistance to the Senior VP, VP, and Sr. Directors of Real Estate Market Research for special projects as needed.
    Use independent judgment to communicate between brokers, deal makers, and other internal stakeholders to ensure accuracy of information, materials and other items needed to support the Market Research team efforts. 
    Track and monitor Real Estate Committee (REC) approval process for potential and existing stores including coordination with Brokers, Deal Makers, Executives, and Real Estate Research team.
    Create and maintain files for newly approved sites, including all correspondence and minutes from the Real Estate Committee and Priority meetings.  Responsible for the generation of memorandum for store lease option exercise, lease amendments, kickout, and GOB for executives and the Real Estate Committee.  Update new store files and pdSiteLink accordingly.  This includes handling of very sensitive information including Legal documents and Real Estate committee communication.
    Assemble data and analyze information to prepare reports and documents from outside sources for new store sites under consideration. Includes Internet research or other research methods in order to obtain pertinent information. Ability to determine what information is deemed necessary for each project.
    Assist in the assembly of Site Submissions for new development sites and distribute to relevant departments and Real Estate Committee members.
    Accurately perform updates in pdSiteLink with attention to detail and making any necessary corrections.  Responsible for quality control and process improvement recommendations for pdSiteLink to maintain data integrity and increase functionality.  
    Provide oversight and contribute to the development, refinement, and documentation of processes and tools that support the Real Estate Market Research production pipeline.
    Partner with the pdSiteLink team to identify opportunities for new or enhanced reporting that improves process efficiency and data accuracy. Review reports to identify errors, reconcile discrepancies, and help maintain data accuracy within the system.
    Oversee and manage the Real Estate Market Research inbox, serving as the primary point of intake for incoming requests. Review, and route requests appropriately; assist the team in prioritizing request related workload based on urgency, scope, and business impact; and support timely follow up and communication with stakeholders.

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:
    Min 3 years of experience in real estate research or location strategy or project coordination.
    Bachelor's degree preferred.
    Advanced grammar, vocabulary, and editing skills performed with a high degree of accuracy.
    Advanced skills with Excel and Word.  Proficiency with Microsoft Office suite.
    Knowledge of portfolio management systems and project timeline tracking tools.
    Ability to learn custom Real Estate software programs such as pdSiteLink, MapInfo (GIS), and others.
    Knowledge of standard office administrative practices and procedures, including the use of standard office equipment.
    Adept at managing multiple projects simultaneously to meet project timelines and deliverables.
    Occasional travel may be required as needed.
    Position requires extreme confidentiality in handling/distributing reports and studies based on company's proprietary information.

Job requires ability to work in an office environment, primarily on a computer. 
Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc. 
Consistent timeliness and regular attendance.  
Vision requirements: Ability to see information in print and/or electronically.
This role requires regular in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback. However, this role can perform duties effectively using a combination of in-office and remote work. #LI-Hybrid
