How can you contribute to what we do?
The GIS & Market Analyst is a key member of the Insights & Analytics team responsible for delivering market intelligence, geospatial analytics, and location-based insights that support strategic decision-making across the organization. This role leverages GIS technologies, location intelligence platforms, internal and third-party data sources, and emerging analytical tools to develop actionable insights that inform leasing, marketing, investments, development, and other enterprise initiatives.
The GIS & Market Analyst maintains and enhances Tanger's geospatial data assets, develops analytical tools and visualizations, and translates complex data into meaningful business recommendations. The role is expected to leverage emerging technologies, including artificial intelligence and automation tools, to improve research efficiency, accelerate insight generation, enhance reporting capabilities, and support continuous innovation while maintaining a primary focus on market intelligence, geospatial analysis, and business decision support.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES:
  • Builds and cultivates relationships across all functional groups, developing a deep understanding of business needs and key use cases for data. Serves as a trusted partner for consumer and market analytics and participates in cross-functional meetings as needed.
  • Utilizes GIS and location intelligence tools to support leasing, marketing, investments, and development initiatives through market analysis, retailer location strategy, site evaluation, and consumer insights projects.
  • Conducts analyses that integrate GIS and non-spatial data from a variety of internal and external sources to develop actionable insights that support strategic decision-making.
  • Maintains critical shopping center and retailer location databases, including competitive set tracking, void analysis, demographic analogs, and portfolio screening analyses.
  • Builds and maintains shopping center trade area definitions, geospatial datasets, geodatabases, and portfolio-wide GIS standards, ensuring accurate, current, and well-organized retail real estate data.
  • Develops maps, dashboards, presentations, reports, and other visual products that effectively communicate insights while adhering to corporate branding standards and visualization best practices.
  • Updates and maintains recurring business deliverables, ensuring data accuracy, clear storytelling, and alignment with organizational objectives.
  • Research, evaluates, and applies emerging technologies, including AI-enabled analytics and automation tools, to enhance GIS and market intelligence capabilities, improve analytical efficiency, streamline workflows, and drive continuous improvement across the Insights & Analytics function.
  • Supports and participates in the department's education and training initiatives, sharing department created resources, capabilities, tools, and consumer insights with the broader organization.
  • Collaborates closely with the Insights & Analytics team to support departmental priorities and strategic initiatives, including portfolio traffic reporting and occasional coverage on weekends, holiday weekends, and company-observed holidays as needed.

COMPETENCIES:
  • Advanced proficiency with ESRI products and location intelligence tools, including ArcGIS Pro, ArcGIS Online, ArcGIS Business Analyst, and related GIS applications.
  • Advanced proficiency in Microsoft Excel and PowerPoint; experience with Power BI, Think-Cell, and other data visualization and reporting tools preferred.
  • Strong knowledge and application of mobile location data and commercial real estate data providers such as Placer.ai, CoStar, Hubexo, ESRI, ChainXY, and similar market intelligence platforms.
  • Demonstrated ability to analyze large, complex, and location-based datasets; synthesize findings; and translate insights into clear, actionable business recommendations.
  • Proven ability to consult with stakeholders, understand business needs, and deliver meaningful insights that support strategic decision-making.
  • Excellent verbal, written, presentation, and interpersonal communication skills, with the ability to effectively communicate technical concepts to diverse audiences.
  • Strong problem-solving, organizational, and project management skills, with the ability to manage multiple priorities and work effectively in a fast-paced environment.
  • Ability to build collaborative relationships and work effectively across functions, levels, and teams within the organization.
  • Intellectual curiosity and a continuous improvement mindset, with an interest in evaluating and applying emerging technologies, including AI-enabled capabilities, to enhance efficiency, insight generation, and decision-making.
  • Self-motivated team player with strong attention to detail and the ability to work both independently and collaboratively.

REQUIRED EDUCATION AND EXPERIENCE
  • BS/BA in geography, GIS, urban planning or relevant business field (Marketing, Applied Statistics, Mathematics, Management Science, Engineering, Economics) combined with GIS experience.
  • 3+ years' experience with ESRI ArcGIS, including ArcGIS Pro, ArcGIS Online, and ArcGIS Business Analyst.
  • Working knowledge/experience in business analytics with proficient use of traditional research methodologies.
  • Working knowledge of the shopping center industry or retail industry.
  • Experience using AI-enabled research, analytics, automation, or productivity tools to improve research, reporting, analysis, and workflow efficiency.

PREFERRED EDUCATION AND EXPERIENCE
  • Understanding of retail real estate GIS concepts, including mobile location data, consumer spending analysis, demographics, lifestyle segmentation, and geofencing.
  • Familiarity with Adobe Creative Suite Products, including Illustrator, InDesign, and Photoshop, a plus.
  • Familiarity with Generative AI and AI-enabled analytics tools, and a willingness to learn and apply emerging technologies to enhance analytical workflows and business outcomes.
  • Power BI dashboarding experience.

Hiring Range Disclaimer
The base salary range represents the low and high end of the hiring range for this position. Actual salaries will vary depending on factors including but not limited to location, experience, and performance. The range listed is just one component of Tanger's total compensation package for employees.
Hiring Range: $68,000 - $104,000 per year
