Job Summary:

Assists land department in site identification, due diligence, acquisition, platting, associated schedules, leads market analysis through software programming.  Responsible for maintaining and establishing reporting tools for land operations on the acquisitions side.

Duties and Responsibilities

  • Assists in analyzing given markets for possible acquisitions and locating land.
  • Responsible for leading market analysis efforts for the 9 key counties as well as product analysis for our competitors in the Indianapolis market. 
  • Lead the implementation of land acquisition software with collaboration from VP of Land.  Including but not limited to Prophetic and Termsheet.
  • Assists in creating all land slides for both division and corporate meetings/drives.  These include demographics, competitor placement, school locations, retail and other key locations.
  • Orders due diligence, such as environmental analysis of wetlands, streams, subsurface soils analysis i.e. water, rock, soft soils in collaboration with Land Development Manager.
  • Examines site plan development with respect to Topo, floodplain, utilities, storm water, sanitary sewer, storm drainage and water feasibility.
  • Marshals design of amenities to include team collaboration.
  • Schedules preliminary plat with engineers and planners, solves issues and shepherds government approvals.
  • Lead financial analysis and completion of all reverse proformas for prospective sites.  This is done in collaboration with VP of Land and VP of finance.
  • Lead the completion of cashflows for all LAF submissions in collaboration with VP of Land and VP of Finance.
  • Assists with special projects as requested and performs additional duties as required.
  • Assists in HOA management, complaints and maintenance.

Requirements

Minimum Education Experience: 

Bachelor's Degree preferred in Business Management, Real Estate with concentration in finance and data analytics; or other college degree and/or 3 years' experience in land development, acquisition, or applicable experience.

Skills and Abilities: 

Excel, Word, PowerPoint, Project Management and GIS/ESRI platforms

Skilled at navigating the web (Zonda, Prophetic, and Termsheet, MLS, Land Glide and government agency sites to obtain information on owners, land feasibility, land values, permits and market trends.

Excellent verbal and written communication skills for interaction with a variety of people inside and outside of organization.  Decisiveness and good judgment, problem-solving and analytical skills to act with authority and take approved risks in an environment with little direction from others.

Work Conditions and Physical Requirements:

Office environment and some outdoor environment

Must be able to walk potential site before and during construction. 

Requires some local travel within the market, including city and rural both day and night driving on occasion.
