TITLE: General Maintenance

PRIMARY FUNCTION:      

Under general supervision, the General Maintenance Technician performs a variety of skilled and semi-skilled task related to the maintenance, repairs, and upkeep of school district building, equipment and grounds. The employee ensures facilities are safe, clean, and operational for student and staff, and public, in accordance with Pender County Schools policies and procedures.

QUALIFICATIONS:

Licensing/Certification:

• Valid North Carolina Driver's License

• Must be able to obtain and maintain any district- required certifications

Education:     

• High School diploma or GED required
• Experience in general maintenance, facilities, or related field preferred

• Specialized training or trade certifications are desirable but not required

Experience:

• At least five (5) years of successful experience

• Any combination of education and experience that demonstrates possession of the requisite knowledge, skill and abilities

ESSENTIAL FUNCTIONS:

• Performs general maintenance and repair of school building and facilities
• Conducts routine inspections and preventative maintenance to identify needed repairs
• Performs basic in the following areas:

                        Carpentry (doors locks, hardware, drywall, flooring)

                        Plumbing (minor leaks, fixtures, drains)

                        Electrical (lighting switches, outlets, ballasts, basic troubleshooting)

                        HVAC (filters changes, minor adjustments, reporting system issues

                        Painting and repairs

• Assisting with setup and breakdown of rooms for events, meeting, and testing
• Maintains assigned school grounds, including minor landscaping and exterior upkeep
• Responds to emergency maintenance request in a timely manner
• Operates and maintains hand tools, power tools, and district vehicles safety
• Completes work orders and maintenance records of work performed and materials used
• Follows all safety regulations, OSHA standards and district policies
• Works cooperatively and administrators, teacher, staff, and maintenance personnel
• Performs other duties and assigned by supervisor

Knowledge, Skills, and Abilities:

• Knowledge of general building maintenance practices
• Working knowledge of carpentry, plumbing, electrical, and HVAC systems
• Ability to diagnose maintenance problems and determine corrective systems
• Ability to read and follow written and verbal instructions
• Ability to work independently and as part of a team
• Ability to communicate effectively with staff and supervisors

• Ability to maintain professionalism in a school environment

REPORTS TO: Maintenance Director

PHYSICAL DEMANDS:

The employee is regularly required to sit, stand, and walk.  The employee frequently is required to reach with hands and arms, and must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.  Must be able to use hands and fingers for manual dexterity in an office environment. Other required abilities include close vision, the ability to adjust visual focus, and the ability to talk and hear.

WORK ENVIRONMENT:

The employee regularly works in indoor conditions and regularly works near a video display. The noise level in the work environment is usually minimal to moderate. Work is typically done in an office setting, primarily sitting at office equipment and standing at files. Daily contact is made with employees and the general public in person, by telephone, and in writing.

Salary Grade:  57

TERMS OF EMPLOYMENT: 12 Months

FLSA STATUS:  Non-Exempt

OSHA:  The employee is not to handle any human body fluids, biological agents, laboratory chemicals, or be exposed to hazardous materials such as noise, asbestos, or carcinogens.
