We have an excellent opportunity for a full-time Facilities Development Construction Manager based in our Irvine, CA* office. The Facilities Development Construction Manager is responsible for providing construction leadership and strategic direction across all non-Store facilities, including corporate offices, production facilities, distribution centers, and warehouses

General Responsibilities
- Construction Standards & Execution Framework - Establish, maintain, and continuously evolve all construction standards, quality benchmarks, material and assembly specifications, and execution criteria by facility type (office, warehouse, production). Own construction best practices and lessons learned for each facility type, ensuring new projects benefit from accumulated field knowledge rather than starting from scratch. Serve as the keeper and enforcer of construction standards across the full portfolio, including both new development projects and existing facility renovations.
- General Contractor Management & Bench Development - Own the full general contractor and trade partner relationship across the project portfolio. Qualify firms, evaluate capabilities and capacity, define scopes of work, and manage performance. Cultivate and maintain a qualified bench of general contractors by project type, size, and geography, ensuring the right contractor is engaged for each project scope. On select smaller-scope projects where a general contractor is not engaged, directly coordinate licensed and insured specialty trade contractors to execute the work. Conduct periodic contractor performance reviews and strategically identify new partners to strengthen the network and support organizational growth.
- Contract Strategy & Administration - Develop and recommend contract structures for each project (GMP, cost-plus, lump sum, design-build, CM at-risk) based on project scope, risk profile, and company objectives. Execute construction contracts in coordination with the Development Department Head. Negotiate contract terms, manage change order processes, oversee insurance and bonding requirements (including OCIP/CCIP, Builders Risk), and ensure contract compliance throughout project execution.
- Cost Estimating & Budget Ownership - Lead construction cost estimating across the portfolio, from early conceptual budgets through detailed construction estimates at each design milestone. Own the construction budget for each project, track costs against estimates, manage contingencies, and provide regular cost forecasting and variance reporting. Review contractor pay applications, evaluate change order pricing, and ensure financial accountability across all construction activity.
- Construction Quality Control & Field Oversight - Provide construction quality oversight across the full active project portfolio in a standards and governance capacity rather than as an assigned project team member. Conduct milestone field reviews including foundation, structural, MEP rough-in, envelope, and finish inspections on major and complex projects. For smaller projects, establish and enforce construction quality standards that allow PMs and PCs to execute to process, with the Construction Manager engaging at key review milestones. Hold stop-work authority on construction quality. If work does not meet company standards, this role has the authority to halt progression and escalate to the Department Head as needed.
- Pre-Construction Planning & Constructability Review - Lead pre-construction planning efforts including constructability reviews, value engineering analysis, phasing and logistics planning, and long-lead procurement identification. Read and interpret architectural, structural, MEP, and civil drawings to identify coordination issues, scope gaps, and constructability concerns. Partner with the Design Manager to evaluate design documents for constructability, cost implications, and field execution feasibility. Provide construction perspective during design milestone reviews to identify potential conflicts, sequencing challenges, or cost drivers before they reach the field.
- Closeout, Commissioning & Lessons Learned - Lead construction closeout processes for all completed projects including punch list management, commissioning oversight, warranty documentation, and operational turnover coordination. Collaborate with the Design Manager on post-occupancy and post-project reviews. Ensure closeout captures as-built documentation, attic stock inventories, warranty schedules, and construction lessons learned. Translate field observations and stakeholder feedback into improvements to standards, specifications, and construction processes for future projects.
- Team Leadership - Directly supervise the Construction Project Manager. Provide mentorship, professional development direction, work assignment management, and performance oversight. Foster a culture of construction excellence, continuous improvement, safety awareness, and operational readiness within the construction function.
- Safety & Regulatory Compliance - Ensure all construction activity complies with OSHA standards, local building codes, environmental regulations, ADA requirements, and company safety policies. Oversee contractor safety programs, review site-specific safety plans, and monitor jobsite safety performance. Coordinate with inspectors and regulatory agencies as needed to maintain compliance and protect the company's interests.

- Salary Range is $133,947-$177,200 + bonus
The above represents the expected pay range for this job requisition. Ultimately, in determining your pay, we will consider your experience and other job-related factors. - Office Hours: Monday-Friday, 8:00 am-5:00 pm; includes occasional night and weekend work
- Travel time: 25-50% of the work time will be spent in the field; will require occasional overnight travel (includes out-of-state)

Qualifications
- Bachelor's Degree in Construction Management, Architecture, Civil Engineering or related field; required. Master's Degree in Construction Management, Business Administration, or Real Estate Development; preferred.
- California Contractor's License (B - General Building); preferred
- Certified Construction Manager (CCM); preferred
- PMP or other Project Management certification; preferred
- 10+ years' experience in construction management across commercial, industrial, or production facility types; required
- 5+ years' experience in construction leadership, general contractor oversight, or pre-construction management within a development or owner's representative organization; required
- 2+ years' experience in food and beverage, production facility or industrial facility construction (hygienic environments, GMP, FSMA standards); required
- 3+ years' experience in construction cost estimating and budget management for capital projects; required
- Experience navigating California building codes, permitting, and jurisdictional inspection processes; preferred
- Intermediate to advanced proficiency across multiple software platforms to include: MS Office Suite, Autodesk Revit or AutoCAD, Adobe Acrobat or Bluebeam, Procore or similar construction management platform, Autodesk Construction Cloud, project management tools (i.e. Asana), and scheduling software (i.e. Primavera P6)
- Deep expertise in commercial and industrial construction management, pre-construction planning, and the full construction lifecycle from estimating through commissioning and closeout
- Strong understanding of construction contract structures (GMP, cost-plus, lump sum, design-build, CM at-risk) and associated risk allocation
- Ability to communicate construction requirements, quality expectations, and field conditions clearly through written reports, site documentation, and verbal direction during field visits and stakeholder meetings
- Thorough knowledge of California building codes, OSHA regulations, ADA requirements, and permitting across multiple jurisdictions
- Experience with cost estimating methodologies, value engineering, and construction budget management
- Familiarity with AIA/DBIA contract frameworks, OCIP/CCIP insurance programs, and Builders Risk coverage
- Ability to read, interpret, and evaluate architectural, structural, MEP, and civil construction documents
- Effective verbal and written communication across project teams, contractors, and internal stakeholders
