Job description

PROJECT SUPERINTENDENT 


Full service Atlanta based general contractor seeks a Project Superintendent to provide field management and coordination of upcoming commercial building projects in Atlanta and surrounding area. Some of the type of projects will include retail build outs, historic restorations, higher education task orders, municipal facilities, multi-family, senior living, and community amenities. 


The COMMERCIAL SUPERINTENDENT will be responsible for the supervision and management of all aspects of assigned projects from mobilization through punch list and demobilization, including client relations and cost control of general conditions. General duties include: 


  • Monitoring and enforcing site safety standards. 
  • Controlling the quality of work that is constructed to be consistent with the standard's set forth in the project's contract documents and the Company’s standards. 
  • Managing self-performed activities to ensure that work is being performed within the established project budget and in a timely and cost effective manner. 
  • Managing subcontractors to ensure that they are providing sufficient work force and hours of work to achieve performance standards. 
  • Assisting in developing the project schedule and securing all information needed to monitor and modify the schedule on a continuing basis. 
  • Thoroughly understanding the requirements of the general contract, thereby identifying changes, conflicts, etc... that are beyond the scope of responsibility. 
     

SPECIFIC RESPONSIBILITIES INCLUDE: 

  • Maintain a thorough understanding of all project documents. 
  • Development project logistics and site safety plan. 
  • Monitor project costs and identify areas for improvement. 
  • Provide leadership in the safety and accident prevention program. 
  • Document daily construction activities and any other special documentation as determined by the company and project needs accurately and in a timely manner. 
  • Build and maintain relationships with the customer, inspectors and other trades. 
  • Ensure that the company’s best interests are represented including profitability, and cost control. 
  • Plan, organize, and direct production in accordance with the contracted scope of work. 
  • Ensure all installations meet quality and code standards. 
  • Manage material and personnel requirements necessary to meet schedule. 
  • Ensure adherence to Macallan’s high standards of quality safety, and best practices. 
  • Responsible for the production aspects of the work and are accountable for: producing quality work that is constructed consistent with the standard's set forth in the project's contract documents; for performing the work in a timely and cost effective manner and for maintaining a work environment that is safe and continuously kept clean and orderly. 
  • Managing the day-to-day field activities to ensure that the project milestone dates and overall schedule completion date is met 
  • Conducting and/or attending pre-construction, progress and other project and staff meetings
 
  • Conducting and/or participating in regularly held meetings involving internal staff and external stakeholders such as owners, subcontractors, etc. 
  • Managing self-performed activities to ensure that work is being performed within the established project budget and standard's set forth in the project's contract documents.  
  • Ability to manage/coordinate subcontractors and to meet cost and schedule objectives   
  • Ability to analyze labor and production problems                  
  • Understanding of work sequencing and dependencies and ability to recognize issues/conflicts     
  • Coordinating inspections with city officials, government agencies and private agencies as required 
  • Job site progress photos 


PRE-REQUISITES FOR APPLICANTS INCLUDE:  

  • 3-5 years experience as a Construction Superintendent 
  • Strong knowledge of construction methods and safety law 
  • Strong management, leadership and interpersonal skills with the ability to communicate well both verbally and in writing 
  • Excellent problem solving and customer service skills 
  • Layout and punch list experience/capabilities 
  • Computer proficiency  
  • Reliable transportation  
  • Drug Free (will be tested)  
  • Pre-employment background check 
     

HIGHLY DESIRABLE CHARACTERISTICS IN ADDITION TO ABOVE:  

  • Residence within daily commuting distance of Atlanta, GA    
  • Carpentry Skills and ability/willingness to work with tools if necessary                        
  • Estimating experience  
  • Subcontractor and vendor relationships  
  • OSHA training/certification (OSHA 30 Hour Preferable)
