Position Summary

At Barvin, our Maintenance Supervisors lead the day-to-day maintenance operations that keep our communities operating at their best. This role oversees the maintenance team, completes and delegates resident service requests, ensures apartment homes are move-in ready, manages preventative maintenance programs, and delivers an exceptional living experience for our residents.

The ideal candidate is an experienced maintenance professional who enjoys leading people, solving problems, and driving a culture of accountability, teamwork, and exceptional service.

What You'll Do

Leadership

  • Lead, coach, and develop the maintenance team to deliver exceptional service and quality workmanship.
  • Schedule and prioritize daily maintenance activities, service requests, preventative maintenance, and apartment make-readies.
  • Delegate work assignments while ensuring quality, productivity, and completion standards are met.
  • Foster a positive, collaborative team environment focused on resident satisfaction and continuous improvement.
  • Partner closely with the Community Manager to support the operational success of the community.

Resident Experience

  • Ensure resident service requests are completed in accordance with Barvin's service standards.
  • Deliver exceptional customer service by communicating professionally and courteously with residents.
  • Support the team in resolving maintenance concerns efficiently and effectively.

Maintenance Operations

  • Oversee the maintenance, repair, and preventative maintenance of community buildings, equipment, amenities, and common areas.
  • Perform and oversee maintenance and repairs involving:
  • HVAC systems
  • Plumbing
  • Electrical
  • Appliances
  • Carpentry
  • Drywall
  • Painting
  • Doors, windows, locks, and hardware
  • Exterior building components
  • Monitor the condition of the community, proactively identify maintenance needs, and maintain maintenance tools, equipment, and work areas in an organized condition.
  • Coordinate vendor services and monitor work for quality and completion.

Apartment Make-Readies

  • Oversee apartment inspections and make-ready schedules.
  • Ensure vacant apartment homes are completed on time and meet Barvin's quality standards before move-in.
  • Assist with repairs, cleaning, appliance installation, lock changes, and apartment turns as needed.
  • Assist with apartment trash-outs and preparation for new residents.

Inventory & Property Operations

  • Maintain inventory of maintenance supplies and equipment while assisting with maintenance budgets and expenses.
  • Coordinate major repairs and capital improvement projects with community leadership.
  • Help maintain attractive, clean, and well-maintained grounds and common areas.

Qualifications

  • Five or more years of apartment maintenance or related facilities maintenance experience.
  • Previous experience leading or supervising a maintenance team preferred.
  • EPA Universal Certification required.
  • HVAC Certification required.
  • Strong working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, painting, and general building maintenance.
  • Excellent troubleshooting, leadership, communication, and organizational skills.
  • Ability to prioritize multiple responsibilities in a fast-paced environment.
  • Valid driver's license and reliable transportation.
  • Ability to participate in an on-call rotation, including evenings and weekends as needed.

  • Stand and walk for extended periods throughout the workday.
  • Frequently bend, kneel, squat, crawl, climb stairs, and climb ladders.

  • Frequently lift and carry up to 50 pounds and occasionally lift up to 75 pounds. Assistance should be used when lifting heavier items.
