Scope of Job

The Manufactured Housing Closer/Funder is responsible for preparation of the closing document package; coordination of closing with manufactured home dealers, Realtors, borrowers, sellers and manufactured housing loan officer; and funding of the loan, all in line with company and regulatory requirements. In addition, Closer/Funder checks/audits for various regulatory, agency and investor compliance; prepares loans for in-house boarding and maintenance; and assists with post-closing and processing activities as needed.

Individual must be able to work under aggressive time constraints, develop proficiency with loan industry software and have strong record of dependability and attendance. Incumbent must be comfortable acting as point of contact with borrowers, seller, dealers, realtors, title companies, third parties and BankWest staff. Must have ability to remain calm and courteous when dealing with impending deadlines. Position requires an ability to prepare a high volume of work without errors and good communication skills, particularly in writing and over the phone.

Must be highly organized, enjoy multi-tasking, and have the ability to change priorities quickly as time-sensitive needs arise. Ability to meet crucial deadlines is expected. This position is very deadline driven, must have great attention to detail and strong follow-up skills.

Primary Duties

Responsible for preparing direct (working with buyer and seller) and indirect (working with borrower and dealer) residential loan closing packages according to company, federal and local requirements. Must manage closing pipeline to meet deadlines through effective prioritization and time management. Coordinate pre-closing verifications.  

Responsible for final regulatory review and testing prior to closing. Using various software tests and third party verifications perform pre-closing file review.

Responsible for coordination of loan closing details as needed, including potential contact with title companies, closing agent, lenders, dealer, Realtors, seller and borrowers.

As Closer, act as the final documentation contact for all parties and schedules shipping of the closing documents for signatures. Closer negotiates issues which arise during closing process. Closer will be responsible for preparation of settlement statements as needed. Closer will update and maintain LOS and add borrower(s) to mainframe. Review all documents upon receipt for proper signatures.

As Funder, act as fiduciary agent on behalf of the bank. Perform phone audit with borrower or review delivery acceptance signed by borrower. Cut checks and distribute funds as required. Prepare file for post-closing review.

Closer/funder will process, follow and track all title work to completion and return to BankWest with proper lien notations. This includes working with dealers on MSOs and other lenders on lien releases as needed. As applicable, also manage UCC filings for manufactured housing.

Assist in developing and implementing mortgage production practices and procedures which will bring consistency, maximize efficiency and prevent compliance errors in the Manufactured Housing Department. Assist in creating and maintaining departmental SOPs. Specific responsibility for building and maintaining manufactured housing closing and funding standards. Develop checklists and workflow for the closing and funding functions.

Secondary Duties  

Work as a team with departmental counterparts on planning and implementing assigned projects and products.

Participate on various committees and project teams as deemed appropriate by management.

Attend, actively participate in organization, job specific training offered, and Quality Service programs.

Adhere to all applicable Policies and Procedures of BankWest organization.

Community involvement is strongly encouraged.

Requirements  

Education: A high school diploma or equivalent.

Experience: 2 years' experience in related field.

Knowledge and Special Skills  

Strong math and calculation skills.

Ability to work dependently and/or independently, under pressure, meet deadlines, and adjust work schedules as needed to complete job responsibilities.

Ability to organize and handle multiple responsibilities while delivering quality external and/or internal Customer Service.

Strong interpersonal skills to ensure effective communication with external and/or internal customers.

Knowledge or ability to learn regulatory requirements pertinent to performance of specified duties in job description.

Knowledge of banking terminology and procedures.

Ability to skillfully use a variety of application software, learn computer programs, and comprehend the program output.

Adhere to Federal Privacy Standards in addition to following BankWest requirements for electronic communication and Social Engineering standards.
