Position Title: Onsite Construction Project Manager

Position Overview

We are seeking an experienced and results-driven Onsite Construction Project Manager to lead the day-to-day construction execution of a landmark mixed-use redevelopment project in South Florida.

This is a full-time, site-based construction management position requiring a consistent daily presence at the project site. This role is focused on the execution and oversight of active construction activities and is distinct from a real estate development or development management position.

The project involves the transformation of a recently acquired shopping mall into a dynamic mixed-use destination featuring retail, residential, restaurants, entertainment, and public spaces.

The Onsite Construction Project Manager will serve as the Owner’s primary on-site construction representative and central point of coordination for contractors, subcontractors, architects, engineers, consultants, mall operations, and other project stakeholders.

This individual will be responsible for ensuring that construction activities are executed safely, on schedule, within budget, and in accordance with approved plans, specifications, and quality standards.

A key responsibility of this role is maintaining the integrity of the project throughout construction by proactively identifying, coordinating, and resolving field issues from groundbreaking through final project completion.

Key Responsibilities

Construction Execution: Lead and oversee the day-to-day execution of all on-site construction activities, ensuring work is completed in accordance with approved plans, specifications, project schedules, budgets, and quality standards.

Onsite Construction Management: Maintain a full-time presence at the construction site and serve as the Owner’s primary on-site representative. Coordinate daily field operations and facilitate effective collaboration among contractors, subcontractors, consultants, mall management, and project stakeholders.

Project Coordination: Coordinate the activities of architects, engineers, contractors, utility providers, specialty consultants, and other project partners to ensure seamless execution across all phases of construction.

Budget Management: Monitor and update project budgets and progress against established milestones. Identify potential cost impacts and implement corrective actions to keep the project on track. Review and evaluate contractor change-order requests, pricing, and supporting documentation; identify potential cost exposures; negotiate and recommend changes for approval; maintain a comprehensive change-order log; and proactively manage project costs to protect the approved budget.

Schedule Management: Monitor and update construction schedules and progress against established milestones. Identify potential delays or cost impacts and implement corrective actions. Monitor procurement of long-lead materials, equipment, specialty systems, and Owner-furnished items; establish required release dates; track submittals, approvals, fabrication, delivery, and installation; and proactively identify procurement risks that may affect the project schedule. Monitor and coordinate tenant move-in and move-out activities as required.

Quality Assurance: Conduct regular site inspections to verify workmanship, monitor quality standards, resolve deficiencies, and ensure construction complies with approved plans and specifications.

Contract Administration: Review RFIs, submittals, shop drawings, change orders, contractor pay applications, and supporting documentation, ensuring timely resolution and accurate project records throughout construction.

Safety & Regulatory Compliance: Promote a safe construction environment by monitoring compliance with OSHA regulations, applicable building codes, permitting requirements, and mall operational and regulatory standards.

Project Reporting: Prepare and maintain daily and weekly project reports, meeting minutes, construction logs, progress updates, and issue-tracking documentation. Clearly communicate project status, risks, delays, cost exposures, and recommended solutions to senior leadership.

Project Closeout: Coordinate inspections, commissioning, punch-list completion, warranty documentation, as-built drawings, turnover documentation, and final project closeout.

Qualifications

Education: Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.

Experience: 5–7 years of commercial construction management experience, including direct oversight of large-scale commercial or mixed-use construction projects. Experience managing complex retail redevelopment, mall renovation, mixed-use, hospitality, multifamily, or similarly complex construction projects is highly preferred.

Onsite Experience: Demonstrated experience managing active construction sites and coordinating contractors, subcontractors, consultants, schedules, budgets, and field operations. Owner’s representative experience is strongly preferred.

Skills: Strong leadership and organizational abilities with demonstrated expertise in construction execution, contractor coordination, project scheduling, budgeting, quality assurance, contract administration, change-order management, and problem-solving.

Ability to interpret architectural and engineering drawings and specifications.

Proficiency with Microsoft Office, Microsoft Project, Procore, Bluebeam, or similar construction management software.

Excellent communication and stakeholder-management skills with the ability to lead multiple teams and resolve issues in a fast-paced construction environment.
