Job Description - Business Development Manager
Employee Type: Full-time, Remote
Pay Range: $55,000 - $75,000/Year, Plus Commissions
Position Summary
The Business Development Manager is responsible for driving portfolio growth by identifying, pursuing, and securing new third-party property management opportunities. This role owns the full business development lifecycle - from prospecting and relationship-building through proposal development, contract negotiation, and transition support. The position is consultative in nature and requires strong market fluency, executive presence, and the ability to manage complete, multi-stakeholder sales processes.
Key Responsibilities
New Business Development amp; Pipeline Ownership
  • Own and execute the business development strategy for assigned markets, aligned with company growth priorities and operational capacity.
  • Proactively identify, qualify, and secure third-party property management opportunities that meet strategic, financial, and operational criteria.
  • Build, manage, and forecast a disciplined and predictable pipeline of prospective clients, providing visibility into timing, probability, and anticipated revenue.
  • Actively prospect through networking, referrals, industry events, broker relationships, and targeted outreach.
  • Support leadership with pipeline reporting, market prioritization, and growth forecasting.
Client Engagement amp; Relationship Management
  • Establish and maintain senior-level relationships with property owners, developers, asset managers, investors, lenders, and key industry partners.
  • Serve as the primary point of contact throughout the pursuit lifecycle, ensuring consistent, high-touch, and professional client experience.
  • Position the company's management platform, infrastructure, and operational expertise in alignment with each client's investment objectives.
  • Representing the company externally through meetings, presentations, site visits, and industry events, reinforcing brand credibility and market presence.
RFP, Proposal amp; Contract Leadership
  • Lead the development, coordination, and execution of formal proposals, RFP responses, and management presentations.
  • Collaborate cross-functionally to develop pricing models, service scopes, and customized management solutions.
  • Synthesize operational, financial, and strategic input into clear, compelling value propositions.
  • Present proposals to ownership and investment teams, addressing financial, operational, and strategic considerations.
  • Lead finalist negotiations through contract execution, ensuring alignment with company standards and long-term client objectives.
Market Intelligence amp; Strategic Growth Planning
  • Monitor market trends, competitor activity, ownership needs, and acquisition activity within assigned markets.
  • Identify expansion opportunities across new geographic markets, asset classes, or service offerings.
  • Provide leadership with ongoing insight into market dynamics, competitive positioning, and evolving client expectations.
  • Contribute to the continuous improvement of business development processes, tools, and pursuit discipline.
Transition amp; Cross-Functional Collaboration
  • Coordinate seamless handoffs from business development to operations and client services upon award.
  • Partner closely with operations and regional leadership to align growth efforts with executive capacity.
  • Serve as a liaison between ownership and internal teams during the onboarding and transition phase.
  • Maintain strong post-award relationships to support long-term retention and future growth opportunities.

Qualifications
Required Skills amp; Experience

  • 5+ years of experience in business development, sales, or client relationship management, preferably within property management, real estate, or related services.
  • Demonstrated success securing new management contracts or comparable service-based engagements.
  • Strong understanding of multi-family property management operations, workflows, and financial performance drivers.
  • Experience leading RFP development, proposal strategy, and client-facing presentations.
  • Proficiency with CRM platforms and pipeline reporting tools.
  • Ability to translate client needs into actionable pursuit strategies aligned with business objectives.
  • Willingness to travel within assigned markets.
Preferred Experience
  • Experience driving third-party property management growth.
  • Familiarity with affordable housing, LIHTC, or HUD-regulated programs.
  • Existing industry relationships within targeted markets.
  • Experience managing multiple concurrent pursuits in a fast-paced environment.
