Job: Full-time, Non-exempt, Union
Supervisor: Senior Facility Manager
Union Minimum Pay Rate: $24.65/hr.

Position Overview:
Maintain, repair, and perform preventive maintenance on all HVAC, mechanical plumbing, electrical and other mechanical devices and equipment, as well as all general building maintenance. Other responsibilities include working with Building Management System (BAS) to maintain effective and efficient control of all system equipment.
Duties and Responsibilities:
  • When required service mechanical, electrical, architectural, structural systems and fills out rounds Sheet. All potential issues identified during the rounds will have a work order generated in the eMaint CMMS.
  • Observe all OSHA and other federal, state and city codes and regulations, training, implementation, inspections and records.
  • Maintain, repair, and perform preventive maintenance on all HVAC, mechanical plumbing, electrical and other mechanical devices and equipment, as well as all general building maintenance including painting, drywall repair, carpentry, caulking, cleaning, etc.
  • Assist in maintaining maintenance records in eMaint (CMMS). Review, program, and fine tune procedures and schedules as required for all museum assets listed in facilities maintenance program.
  • Assist Facility Manager to ensure all work under contract with outside contractors and vendors is maintained in accordance with contract scope of work.
  • Perform maintenance activities at both Museum Center Park and Milwaukee Art museum campuses.
  • Special Projects assigned by management include working on special events held throughout the year, moving, cleaning, etc.
  • Coordinate with outside contractors.

Work Hours:
Start time will be flexible depending on special projects requirements and workload. Typically, Monday through Friday 8 hours per day. Occasional weekends with possible weekend rotation, emergencies, and on-call scheduling may be required.
Requirements
Educational/Experience Requirements:
Trade school or combination of training and experience.
The minimum qualifications for this position are:
  • A minimum of 8 years maintenance experience in healthcare, college, museum or corporate office building.
  • Extensive experience in HVAC/R to include chillers, air handlers, DX systems, pumps, valves, steam systems and components, and digital controls.
  • Experience in working with a Computerized Maintenance Management System (CMMS).
  • Experience in operating and troubleshooting digital controls and components associated with Johnson Controls Metasys, or equivalent BAS.
  • Experience in general building trades such as painting, carpentry, plumbing, and electrical.
  • Knowledge of OSHA rules and regulations as demonstrated by appropriate training.
  • Experience in working and directing outside vendors.
  • Experience safely operating power tools, torches, welders, etc.
  • 3rd Class Facility Engineers License (or must obtain within the first year of employment)

The following knowledge, skills and abilities are required:
  • Ability to troubleshoot all building systems and equipment.
  • Knowledgeable in electrical and plumbing trades.
  • Ability to read equipment operation, maintenance and parts manuals and blueprints.
  • Ability to establish and maintain effective working relationships with staff, tenants, and management.

Monitors, adjusts, sets parameters on Johnson Controls Metasys building temperature controls, under the supervision of the Facility Manager.
Uses test equipment and pertinent devices (such as handheld meters and test equipment) to test building operating systems and analyzes results. Makes necessary adjustments under the supervision of the Facility Manager.
Reports, documents and corrects critical system faults, deficiencies and other unusual occurrences under the supervision and guidance of the Facility Manager.
Responds to emergencies and performs any tasks necessary for the protection of personnel and property.
Physical Requirements:
  • Able to lift 50 lbs.
  • Stand up to seven hours per day
  • Walk about the entire facility and offices
  • Use hands to finger, handle or touch
  • Talk and hear
  • With proper training, work off and operate scissor and boom lifts to 40'off the ground
  • With proper training, operate a forklift
  • Work off ladders up to 20'
  • Work on rooftop and Brise Soleil
  • Visual requirements: Close vision and Ability to adjust focus
