You're good at what you do. You close. You build relationships. You don't need someone standing over your shoulder telling you how to run a tour or follow up with a lead. You've been doing this.


But right now? You're stuck. The ceiling is real. The recognition isn't there. You're carrying the team and nobody's saying a word. Maybe leadership checked out. Maybe the pay topped out. Maybe you're just bored.

We get it. And we built this role for someone exactly like you.


THE ROLE

Smartland manages 1,500+ units and growing - and you'll be on the front line of that operation. The person who turns interest into signed leases, who makes prospects feel like they've already found home before the tour is over, and who keeps current residents feeling taken care of.


But this isn't just a leasing gig. This is a launchpad. We're looking for someone who wants to run a property within 12-24 months - and has the drive, the skills, and the people instincts to get there.


This is a full-time, on-site position - 8:30 AM to 5:30 PM, five days a week. You show up, you perform, you go home knowing you earned it.


SCHEDULE

  • 8:30am to 5:30pm Mon-Fri
  • Availability required for showings and follow-ups


WHAT YOU'LL DO

  • Own your pipeline from first contact to signed lease. No hand-holding, no babysitting.
  • Respond promptly and professionally to new leasing inquiries
  • Follow up relentlessly - warm leads don't go
  • Run tours that sell a lifestyle, not just square footage.
  • Manage the full leasing process, including applications, approvals, lease execution, and move-ins
  • Track and achieve key leasing KPIs, including response time, follow-up consistency, application-to-lease conversion, and ancillary sales that generate commission
  • Use CRM, email, and other communication tools to keep prospects engaged and the leasing pipeline moving


WHO YOU ARE

  • 3-10+ years in leasing, property management, car sales, insurance, or any other role where you had to look someone in the eye and close.
  • You've got a track record. Not vague claims - real numbers. Close rates. Occupancy lifts. Deals that mattered.
  • You're comfortable with CRMs, leasing software, and sales tracking tools.
  • You may or may not have a real estate license - it's not required.
  • You've got reliable transportation and a valid driver's license - this role moves and so do you.
  • You're the person who walks into a room and people notice. Not because you're loud - because your energy is real.
  • You can handle a frustrated resident at 9 AM and close a lease at 10 AM without missing a beat.
  • You're coachable. Confident, but not arrogant. You take feedback and come back sharper.
