Description
Under general supervision, the Residential Inspector performs routine to complex inspections of building construction, renovations, and mobile home installations to ensure compliance with applicable building codes and ordinances; provides technical interpretation of codes and regulations as needed; prepares and maintains all required documentation; and performs related work as required.
Examples of Duties
ESSENTIAL JOB FUNCTIONS
The following duties are typical for this classification. Incumbents may not perform all of the listed duties and/or may be required to perform additional or different duties from those set forth below to address various departmental needs and changing business practices.
  1. Conducts inspections of residential construction projects to ensure compliance with the approved plans and all adopted Building, Plumbing, Electrical, Mechanical, and Energy Codes.
  2. Documents and maintains complete and accurate records of all inspections and any regulatory actions taken.
  3. Communicates effectively with contractors, engineers, architects, developers, property owners and others to explain, interpret and provide guidance regarding the application of code and compliance requirements to permitted projects.
  4. Follows up on inspections to verify that required corrections are completed and maintains records related to inspections.
  5. Receives and responds to public inquiries, concerns and complaints regarding assigned permitted projects and general department procedures.
  6. Maintains assigned vehicles and equipment.
  7. Performs other related duties as assigned

Typical Qualifications
EDUCATION AND EXPERIENCE
Required:
  • High School Diploma or equivalent, and one (1) year experience in a building inspection profession, construction trade, or related field; or an equivalent combination of education, training, and experience that provides the required knowledge, skills, and abilities.
Preferred:
  • Associates degree from an accredited college or university with course work in Construction Management or a related field; and work experience in a governmental building codes enforcement department.

LICENSES, CERTIFICATIONS, OR REGISTRATIONS
  • Must possess a valid South Carolina or Georgia driver's license.
  • Must be certified as a Residential Inspector by the International Code Council or have the ability to obtain certification within the provisional time limits specified by state law.
  • Must be eligible to be licensed as a Residential Inspector or Provisional Residential Inspector by the South Carolina Department of Labor, Licensing and Regulation.
