Job description

Position Summary The Director of Property Management is responsible for overseeing the strategic and day-to-day management of a portfolio of commercial and/or residential properties. This leadership role ensures operational efficiency, tenant satisfaction, financial performance, regulatory compliance, and the successful execution of property management initiatives. The Director will lead a team of property managers and support staff while partnering with ownership, vendors, and stakeholders to maximize asset value and portfolio performance. Key Responsibilities Leadership & Operations Provide leadership and direction to property management teams across multiple properties. Develop and implement operational policies, procedures, and best practices. Monitor property performance and ensure consistent service delivery across the portfolio. Mentor, coach, and develop property management staff to drive engagement and performance. Financial Management Oversee annual budget preparation, forecasting, and financial reporting. Analyze operating expenses, revenue trends, and capital expenditures to maximize profitability. Review and approve property invoices, contracts, and purchase orders. Identify opportunities for cost savings and operational improvements. Tenant & Client Relations Foster strong relationships with tenants, owners, and key stakeholders. Ensure high levels of tenant satisfaction through responsive communication and issue resolution. Oversee lease administration and coordinate with leasing teams to maintain occupancy goals. Address escalated tenant concerns and develop effective solutions. Property Maintenance & Compliance Ensure properties are maintained to company standards and regulatory requirements. Oversee preventive maintenance programs and capital improvement projects. Manage vendor relationships, contract negotiations, and service agreements. Ensure compliance with local, state, and federal regulations, including safety and risk management standards. Strategic Planning Develop long-term strategies to enhance property value and operational efficiency. Monitor market trends and recommend initiatives to improve asset performance. Support acquisitions, dispositions, and property transitions as needed. Prepare and present performance reports to executive leadership and ownership groups. Qualifications Bachelor's degree in Business Administration, Real Estate, Finance, Property Management, or a related field preferred. 7+ years of progressive property management experience, including multi-site management. 3+ years of leadership experience managing teams and property operations. Strong knowledge of budgeting, financial analysis, lease administration, and asset management. Thorough understanding of landlord-tenant laws, property regulations, and compliance requirements. Experience with property management software and Microsoft Office Suite. Professional designations such as CPMยฎ, RPAยฎ, CCIMยฎ, or ARMยฎ are preferred.
