Financial Controller / Head of Finance

Carolina First Home | Greenville, SC (Downtown) | Hybrid

Full-Time | $100,000 Base Salary + Performance Bonus

THE OPPORTUNITY

Carolina First Home is a real estate investment company that has spent over a decade helping families achieve homeownership through creative financing solutions when traditional banks say no. We're scaling aggressively, growing from our current portfolio of roughly 120 properties toward 225-250 additional properties and a $50M portfolio over the next three years, and we're looking for a Financial Controller / Head of Finance to build the financial infrastructure that gets us there.

This is an individual contributor role today, reporting directly to our CEO, but its scope will grow as we do. You'll own accounting oversight, portfolio financial reporting, and capital management, working closely with leadership and a fractional CFO to keep our finances sharp as the company scales.

WHAT YOU'LL DO Financial Oversight
  • Oversee company financial records and ensure accuracy within QuickBooks
  • Manage monthly financial close and reconciliation across multiple LLC entities
  • Work with our CPA and tax preparer on compliance reporting, pulling and organizing the data they need
  • Ensure multi-entity consolidation and inter-company accounting accuracy across all LLC entities
  • Maintain internal controls and accounting policies, and coordinate audits, tax filings, and other external reporting as needed
  • Ensure accurate tracking, reconciliation, and safeguarding of tenant security deposits, earnest money, and other client-held funds across all deals
  • Review settlement statements, JV agreements, notes, and mortgages for financial accuracy, verifying prorations, closing costs, loan terms, and distribution figures against underwriting and the books
Portfolio Financial Reporting
  • Track portfolio performance metrics such as DSCR, LTV, and debt-to-asset ratios
  • Maintain financial dashboards and leadership scorecards
Capital & Financing Management
  • Track loan balances, debt service obligations, and refinancing opportunities
  • Coordinate refinancing and new financing with lenders
  • Own company-wide cash flow forecasting, liquidity monitoring, and working capital optimization across the portfolio, in line with direction set by our fractional CFO
Portfolio & Project Analysis
  • Work with our Construction Project Manager to monitor rehab budgets
  • Support leadership in evaluating portfolio performance and investment decisions
  • Provide financial insight and analysis to guide CAPEX and investment decisions, and support continuous improvement initiatives
Investor Reporting
  • Assist the CEO in preparing financial reporting for private lenders and capital partners
  • Manage investor and lender relations and communications, under the direction of the CEO
Financial Systems & Automation
  • Help build and maintain financial systems using QuickBooks, Rippling, and AI automation tools
WHAT WE'RE LOOKING FOR Required:
  • 5+ years of experience in accounting, finance, or controller-level roles
  • Experience with real estate accounting and investment portfolios
  • Strong financial reporting and analytical skills, beyond day-to-day bookkeeping
  • Experience with QuickBooks or similar accounting platforms
  • Comfortable managing books across multiple related entities and consolidating at a portfolio level
  • Highly organized with strong attention to detail
  • Genuine interest in AI tools and automation to improve financial systems
  • Located within commuting distance of Greenville, SC
Preferred:
  • Experience with note and mortgage portfolios
  • Bachelor's degree in accounting, finance, or a related field
  • Experience with Rippling or a similar combined financial/HR/payroll platform
  • CPA or other accounting certification
COMPENSATION & BENEFITS
  • Base Salary: $100,000
  • Performance Bonus: an individual performance component of 10-15% of base salary ($10,000-$15,000) tied to on-time close, cash flow accuracy, and cost control, plus a company performance component of up to 5-10% ($5,000-$10,000) for exceeding company-wide financial goals, for a total bonus potential of 20-25% ($20,000-$25,000)
  • Total Compensation: $110,000-$115,000 (target), up to $125,000 for exceptional performance
  • Health insurance premium reimbursement (up to $650/month) after a 90-day probationary period
  • Retirement plan participation after 90 days

WORK ENVIRONMENT

This role is hybrid: most of your work happens remotely, with required in-person attendance for a monthly leadership meeting and quarterly team events at our downtown Greenville office, next to Falls Park on the Reedy. You'll need to live within commuting distance of Greenville to make those in-person touchpoints work.
