Position Title: Financial/Data Analyst
Location: Washington D.C, VA
Clearance: Active Top Secret required
U.S. Citizenship required
OMNI Consulting Solutions is seeking a Financial/Data Analyst to provide financial,
data analytics, and business intelligence support for real estate programs serving a federal government customer. The Analyst evaluates real estate investments, development vs renovation opportunities, operating performance, project costs, and portfolio-level financial information to support informed decision-making.
The position requires demonstrated experience supporting real estate programs and developing, modifying, and maintaining pro forma financial models for real estate assets and transactions. The Analyst will analyze assumptions related to development, leasing, operating expenses, and capital improvements. The Analyst works closely with government stakeholders, program managers, analysts, and other technical teams to understand business requirements, evaluate alternatives, identify risks, and develop actionable recommendations.
Experience with Microsoft Power BI, Power Apps, Power Automate, and related data tools is beneficial but secondary to real estate financial analysis, pro forma modeling, and strong Excel capabilities.
  • Support federal real estate programs, transactions, development initiatives, acquisitions, dispositions, leasing activities, and asset management efforts.
  • Develop, modify, maintain, and analyze real estate pro forma models for acquisitions, developments, redevelopments, leasing, operating assets, and other real estate investments.
  • Build and evaluate financial models incorporating costs, financing assumptions, operating expenses, capital expenditures, vacancy, and other real estate-specific assumptions.
  • Conduct sensitivity analyses, scenario analyses, break-even analyses, and risk assessments to evaluate the impact of changes in assumptions, market conditions, schedules, and costs.
  • Review and validate model inputs, assumptions, formulas, calculations, and outputs for completeness, consistency, reasonableness, and accuracy.
  • Collect, integrate, analyze, and interpret complex financial, budgetary, operational, and real estate data from multiple sources.
  • Develop recommendations to help the government achieve real estate, financial, budgetary, investment, and operational objectives.
  • Prepare financial analyses, investment memoranda, feasibility studies, valuation analyses, forecasts, reports, presentations, and other decision-support products.
  • Evaluate project costs, benefits, risks, resource requirements, schedules, and expected outcomes to support real estate program planning and execution.
  • Identify inconsistencies, gaps, risks, and opportunities in real estate assumptions, financial models, budgets, and supporting documentation.
  • Develop and maintain reporting tools, dashboards, and data visualizations to communicate real estate program, portfolio, financial, and operational performance.
  • Use Microsoft Power BI, Power Apps, Power Automate, SharePoint, and related tools as appropriate to improve reporting, data collection, workflow management, and process efficiency.
  • Integrate data from spreadsheets, databases, SharePoint, Microsoft 365, and other government-approved systems into analytical and reporting solutions.
  • Evaluate existing business processes and data flows to identify inefficiencies, redundancies, gaps, and opportunities for process improvement or limited automation.
  • Translate customer requirements and real estate program needs into practical financial, analytical, reporting, and technology solutions.
  • Perform quantitative analyses and disaggregate complex datasets to identify trends, relationships, root causes, and opportunities for improvement.
  • Establish and apply appropriate data validation, model governance, and quality-control procedures to ensure analyses and reporting are complete, consistent, transparent, and accurate.
  • Present complex real estate, financial, and analytical information in clear, concise formats appropriate for technical and non-technical audiences.
  • Work directly with government stakeholders to identify emerging needs, clarify assumptions, evaluate alternatives, and proactively recommend solutions.
  • Develop documentation, model guides, user guides, standard operating procedures, and other supporting materials for financial models, reports, dashboards, and analytical processes.
  • Provide ongoing support, enhancements, troubleshooting, and quality assurance for models, reports, dashboards, and analytical tools developed for the customer.

  • Bachelor's degree from an accredited college or university and four (4) or more years of related professional experience in financial analysis, real estate, asset management, investment analysis, financial modeling, data analysis, or a related field.
  • Demonstrated experience supporting real estate programs, projects, portfolios, transactions, development activities, leasing, asset management, or related real estate functions.
  • Demonstrated experience building, modifying, maintaining, and analyzing real estate pro forma financial models.
  • Strong understanding of real estate financial concepts, including operating expenses, capital expenditures, financing, utilization, and performance.
  • Advanced proficiency with Microsoft Excel, including complex formulas, financial modeling, scenario and sensitivity analysis, PivotTables, data validation, and model organization.
  • Demonstrated ability to analyze large quantities of financial, operational, and real estate information and evaluate costs, benefits, performance, risks, and project outcomes.
  • Strong quantitative skills and demonstrated ability to solve complex mathematical and analytical problems.
  • Ability to review and validate financial models, assumptions, calculations, data sources, and analytical outputs.
  • Demonstrated ability to identify process inefficiencies, data-quality issues, and modeling risks and develop practical solutions to improve accuracy and performance.
  • Ability to translate complex real estate, financial, and technical concepts into clear recommendations for government leadership and stakeholders.
  • Strong problem-solving skills with the ability to approach challenges from new perspectives.
  • Strong attention to detail and commitment to financial accuracy, model integrity, and data quality.
  • Excellent written and verbal communication skills.
  • Highly motivated, proactive, and comfortable working independently with government customers to identify and solve problems.
  • Consultative mindset, with the ability to understand customer needs, evaluate alternatives, recommend solutions, and take ownership of improvements from concept through implementation.
  • Active Top Secret security clearance required.
Preferred Qualifications
  • Experience supporting federal government real estate, facilities, infrastructure, capital investment, asset management, or portfolio management programs.
  • Experience with real estate acquisitions, dispositions, development, redevelopment, leasing, public-private partnerships, or property operations.
  • Experience with real estate programs, feasibility analysis, market analysis, or transaction analysis.
  • Experience with federal budgeting, appropriations, capital planning, resource management, or program management.
  • Experience developing portfolio-level reporting, dashboards, forecasts, and performance analyses.
  • Experience with Microsoft Power BI, including dashboards, reports, visualizations, and data models.
  • Experience with Power Apps, Power Automate, SharePoint, or other tools used to support data collection, workflow management, reporting, or process improvement.
  • Experience identifying opportunities to improve or automate manual real estate, financial, reporting, or administrative processes.
  • Experience gathering requirements directly from senior leaders and translating those requirements into financial models, reports, dashboards, analytical tools, and decision-support products.
