TITLE: Development Finance Analyst

POSITION SUMMARY

GLC is seeking a Development Finance Analyst to support financial modeling, underwriting, project financing, market analysis, and transaction execution across the company’s development portfolio.

The analyst will report to and work closely with the Director of Development Finance, providing day‑to‑day support across project underwriting, new opportunity evaluation, and debt and equity financing. The role will also collaborate with the broader development team and key internal stakeholders to support project execution.

KEY TASKS AND RESPONSIBILITIES
  • Build, maintain, and audit financial models for development projects across multiple asset classes.
  • Prepare project budgets, sources and uses, cash flow projections, financing analyses, and return calculations.
  • Support construction, bridge, and permanent financing processes, including lender requests, due diligence, and loan closings.
  • Assist with debt and equity offering materials, financing packages, investment memoranda, and presentations.
  • Perform market research and review appraisals, feasibility studies, and other third‑party reports.
  • Evaluate financing alternatives, capital stack structures, development incentives, and other funding sources.
  • Assist the Director of Development Finance with ad‑hoc financial analyses and other project‑specific initiatives.
FOLLOWING QUALIFICATIONS/EXPERIENCE REQUIRED
  • Bachelor’s degree in Finance, Real Estate, Accounting, Economics, Business, or a related field.
  • One to three years of experience in commercial real estate, banking, lending, appraisal, investment analysis, or financial analysis.
  • Strong Excel proficiency, including building and auditing multi‑tab financial models, sensitivity analyses, lookup functions, and organized formula construction.
  • Working knowledge of core commercial real estate metrics, including NOI, cap rates, DSCR, debt yield, LTV, LTC, IRR, and equity multiples.
  • Basic understanding of real estate development, valuation, project budgets, sources and uses, and capital stack structures.
  • Strong analytical, organizational, and problem‑solving skills with close attention to detail.
  • Ability to manage multiple assignments and meet deadlines in a fast‑paced environment.
  • Demonstrated willingness to learn, receive feedback, and continuously develop technical and professional skills.
  • Self‑directed, proactive, and able to work effectively within a team.
PREFERRED QUALIFICATIONS
  • Experience underwriting commercial real estate development projects.
  • Exposure to construction financing, including loan sizing, interest reserves, construction draws, and permanent financing.
  • Familiarity with hospitality metrics, including ADR, occupancy, RevPAR, GOP, and departmental operating statements.
  • Experience with CoStar, STR Benchmarking, or similar real estate data platforms.
  • Familiarity with development incentives and alternative financing programs.
  • Experience preparing lender packages, investment memoranda, financing presentations, or investor materials.
  • Familiarity with equity waterfalls, partnership structures, and promote calculations.
WORK ENVIRONMENT AND PERFORMANCE EXPECTATIONS

The Development Finance Analyst will work in a collaborative, fast‑paced environment supporting multiple development projects and financing initiatives at various stages of execution. The role requires the ability to manage competing priorities, respond to time‑sensitive requests, and produce accurate, well‑organized work within established deadlines.

The Analyst will work closely with the Director of Development Finance and collaborate with members of the development, accounting, legal, asset management, and investor relations teams, as well as external lenders, investors, consultants, and other project partners. The position offers meaningful autonomy, with the expectation that the Analyst will take ownership of assigned analyses, proactively identify issues, communicate questions and findings clearly, and contribute to the successful financing and execution of GLC’s development projects.

Success in the role will be measured by the accuracy and reliability of financial analyses and models, responsiveness to project and financing needs, effective coordination with internal and external stakeholders, and continued growth in technical knowledge and professional judgment.
