About the Role


This position is responsible for overseeing field operations, ensuring project schedules are met, and maintaining communication between vendors and internal teams.


Responsibilities


  • Schedule Management & Field Oversight
  • Monitor and enforce project schedules across all assigned unit turns, renovations, and CapEx projects; hold teams and vendors accountable to established timelines.
  • Conduct pre-turn unit walkthroughs to establish scope and confirm readiness before work begins.
  • Perform field verification of vendor installs and internal team work to confirm all completed work meets company quality standards and scope requirements.
  • Proactively identify conditions, constraints, or sequencing conflicts that could cause delays — and communicate them to leadership in advance, with a recommended course of action.
  • Track daily progress against the schedule and escalate deviations immediately; do not allow delays to surface without prior notification.
  • Assist in scheduling all trades across active unit turns and renovation projects, ensuring proper sequencing and no gaps in workflow.


  • Vendor & Team Communication
  • Serve as the primary field communication link between vendors, internal maintenance teams, and the Director of Renovations & Purchasing.
  • Communicate clearly and promptly with all field-side stakeholders — in English and Spanish — to ensure consistent understanding of scope, schedule, and expectations.
  • Flag any delays, conflicts, or field-side concerns to the team as early as possible; provide context and proposed resolution, not just notification.
  • Participate in weekly coordination meetings; deliver accurate, concise status updates on all active projects.
  • Maintain a professional, solution-oriented communication style across all levels of the organization.


  • Purchasing Coordination & Inventory Oversight
  • Oversee and hold field teams accountable for adherence to all purchasing and inventory procedures — including proper use of purchase orders, accurate material receiving, and correct logging of materials in and out.
  • Conduct routine audits of warehouse and storage locations across the portfolio to verify that inventory controls are being followed, materials are properly accounted for, and records are accurate.
  • Ensure teams are maintaining proper checks and balances around material flow — what is on hand, what has been used, and what needs to be replenished — without performing these tasks directly.
  • Identify procedural breakdowns or compliance gaps and escalate findings to the Director of Renovations & Purchasing with corrective action recommendations.
  • Verify that all procurement activity within the team is flowing through approved channels and in accordance with standing purchase order protocols.


  • Construction Quality Control
  • Hold both internal maintenance teams and outside vendors to consistent quality standards; inspect completed work against scope specifications before any unit is considered finished.
  • Apply working knowledge of construction quality control principles to evaluate workmanship across all trades — flooring, paint, plumbing, electrical, millwork, and general renovation scopes.
  • Identify deficiencies or substandard work and communicate findings clearly to the responsible party and to the Director of Renovations & Purchasing; ensure corrective action is completed before the unit moves forward.
  • Understand trade sequencing and renovation phases to anticipate quality-related risks that could impact subsequent work or unit readiness.


  • Documentation & Reporting
  • Maintain accurate field records including schedule status, delivery logs, inventory counts, and vendor activity.
  • Submit regular progress reports and exception logs to the Director of Renovations & Purchasing.
  • Support AppFolio compliance by ensuring field activities are documented and accessible in the system.


Qualifications


  • Minimum 5 years of experience in residential renovation, construction, or property maintenance field operations.
  • Proven ability to manage and enforce project schedules across multiple active sites simultaneously.
  • Firm understanding of construction quality control principles and renovation sequencing.
  • Strong communication skills; must be able to communicate effectively with diverse field teams, vendors, and internal departments.
  • Fluency in English and Spanish required — must be able to conduct all work-related communication in both languages.
  • Valid driver's license; must be capable of traveling between properties throughout the metro Atlanta area on a daily basis.
  • Ability to read and interpret scopes of work, construction documents, and vendor agreements.


Preferred Skills


  • Experience working within a multi-family residential property management environment.
  • Familiarity with Lowe's Pro Supply, Chadwell Supply, or similar trade procurement platforms.
  • Experience with inventory management systems (e.g., Sortly).
  • Computer proficiency required — must be comfortable using email for vendor communication, creating and submitting purchase orders digitally, and navigating vendor portals and procurement platforms independently.
  • Experience with property management or work order software (AppFolio experience a plus).
  • Prior experience coordinating with a purchasing department on material receivables and inventory controls.
