Job description

Overview

The Investments Analyst will be responsible for a variety of investment activities relating to acquisition, asset management and capital markets. This is a highly visible role providing interaction with senior management as well as property focused leasing, development and construction teams. Additional responsibilities involve underwriting and due diligence of potential capital transaction (acquisitions, dispositions, recapitalizations, etc.) including, but not limited to advanced financial modeling, responding to requests for information, preparing cash flow analyses and other special projects, as assigned.

What to Expect

The day-to-day experience of the Investments Analyst will be varied. This individual may spend one day analyzing financial statements and developing a financial model, the next day working with internal teams to gather information to present to lenders/investors, the next day performing a market analysis for a new transaction, and another day analyzing leases or loan documents to summarize various requirements, controls, etc.

  • Preparing and maintaining Argus models for investors, lenders, and third-party consultants
  • Drafting annual business plans for existing assets and investment memos for new transactions
  • Managing Excel models projecting 10-year cash flows for IRR, cash flow multiple, and other profitability analyses
  • Creating and managing various databases for both WS properties and comparable properties for portfolio management purposes
  • Participating in communication with third parties including lenders, appraisers, consultants and capital partners

Immediate Opportunity/Initial Success

You will have an immediate opportunity to be close to all aspects of deals at WS, and you'll use your analytical and modeling skills while performing deal sourcing work, industry research, deal diligence, and overall support for our portfolio.

Potential for Growth/Longer Term Success

Working closely with senior management, you'll have the opportunity to grow your influence in supporting high-value work while interacting across functions - with a particular focus on our leasing, development and construction teams. This is a highly-visible role, and the successful candidate will be able to grow their investments career while helping WS grow and develop our portfolio.

Requirements

  • 2+ years of experience in a fast-paced, professional environment, ideally real estate
  • Passion for real estate and/or asset management
  • Strong attention to detail
  • Excellent financial analysis skills and facility with mental math
  • A desire and inclination to take ownership of and lead projects
  • Communication and presentation abilities, including business writing and proofreading
  • Strong Excel modeling, Argus is a plus

The expected salary range for this position is $90,000-$110,000 per year. Actual compensation will be based on factors such as skills, qualifications, experience, and location. This role is also eligible to participate in our annual bonus program.
