Job DescriptionJob DescriptionOperations Manager

Our client is seeking an experienced Operations Manager to oversee the day-to-day operations of a large mixed-use retail property in Queens, NY. This individual will be responsible for ensuring the property operates safely, efficiently, and in compliance with all applicable regulations. The Operations Manager will oversee building operations, vendor performance, maintenance programs, capital improvement projects, and tenant relations while supporting the overall success of the property.

Responsibilities
  • Oversee the daily operations, maintenance, and appearance of the property to ensure a safe, clean, and well-maintained environment.
  • Conduct regular property inspections, including common areas, tenant spaces, parking facilities, roofs, mechanical rooms, and building systems.
  • Manage building systems including HVAC, electrical, plumbing, elevators, and fire/life safety equipment to ensure efficient operation and regulatory compliance.
  • Develop and oversee preventive and corrective maintenance programs and ensure timely completion of work orders.
  • Manage third-party service providers, including janitorial, security, engineering, landscaping, snow removal, parking, pest control, elevator maintenance, and fire/life safety contractors.
  • Assist in the selection and oversight of vendors while ensuring contract compliance, quality service, and budget adherence.
  • Support the preparation and management of annual operating and maintenance budgets while identifying opportunities for cost savings and operational efficiencies.
  • Coordinate insurance claims and assist with risk mitigation efforts.
  • Ensure compliance with all applicable local, state, and federal regulations, including NYC DOB, FDNY, OSHA, and applicable Local Laws.
  • Track and resolve agency violations while maintaining proper documentation.
  • Manage repair, renovation, and capital improvement projects from planning through completion.
  • Partner with leasing, construction, and tenant coordination teams to support tenant openings, build-outs, and property improvements.
  • Respond promptly to tenant requests and operational concerns while maintaining a high level of customer service.
  • Assist with on-site events, special projects, and other responsibilities as assigned.
Qualifications
  • Bachelor's degree required; Facilities Management, Real Estate, Business Administration, Engineering, or related field .
  • Minimum 5 years of commercial facilities or property management experience; retail property experience strongly .
  • Prior commercial real estate experience required.
  • Strong knowledge of commercial building systems, vendor management, and capital improvement projects.
  • Familiarity with NYC building regulations, including DOB, FDNY, OSHA, and Local Laws, is highly .
  • Experience managing operating budgets and identifying cost-saving opportunities.
  • Excellent organizational, communication, and problem-solving skills with the ability to manage multiple priorities.
  • Proficiency in Microsoft Office; experience with property management or work order software is a plus.
  • Self-motivated with the ability to work independently in a fast-paced environment.
  • Mandarin skills are a plus but not required.
  • Must be available to respond to after-hours emergencies as needed.
