The Facilities Maintenance Manager is responsible for the safe, reliable, and cost-effective operation, maintenance, repair, and continuous improvement of facility infrastructure and building systems. This position leads facility maintenance personnel and contractors while ensuring compliance with environmental, health, safety, quality, and regulatory requirements. The Facilities Maintenance Manager develops and executes preventive and predictive maintenance strategies to maximize facility uptime, asset reliability, energy efficiency, and operational effectiveness.

Key Responsibilities:

Leadership and Management

Lead, coach, develop, and evaluate facilities maintenance employees.

Establish performance expectations and promote accountability.

Manage staffing levels, scheduling, training, and succession planning.

Foster a culture of safety, continuous improvement, and employee engagement.

Coordinate activities of external contractors, vendors, and service providers.

Facilities Operations

Manage maintenance and operation of facility systems, including:

1- HVAC systems

2- Electrical distribution systems

3- Plumbing systems

4- Compressed air systems

5- Fire protection systems

6- Security and access control systems

7- Building automation systems

8- Facility grounds and structural assets

Ensure facilities are maintained in a safe, compliant, and operational condition.

Coordinate emergency repairs and business continuity activities.

Maintenance Management

Develop and manage preventive, predictive, and corrective maintenance programs.

Monitor equipment performance and asset reliability metrics.

Conduct root cause analyses and implement corrective actions.

Establish maintenance standards, procedures, and best practices.

Manage facility shutdowns, and major maintenance projects.

Safety and Regulatory Compliance

Ensure compliance with OSHA, EPA, NFPA, building codes, and other applicable regulations.

Support site safety programs, audits, investigations, and corrective actions.

Ensure proper compliance of lockout/tagout, confined space, contractor safety, permit-required work, and other critical safety processes.

Maintain required facility permits, inspections, and compliance documentation.

Financial Management

Site Capital Coordinator

Manage departmental operating budget

Monitor expenditures and identify cost reduction opportunities.

Prepare capital project requests and business justifications.

Manage maintenance contracts, service agreements, and vendor relationships.

Track maintenance costs and asset lifecycle expenses.

Continuous Improvement

Identify opportunities to improve reliability, energy efficiency, and operating costs.

Lead Lean, Six Sigma, TPM, or reliability improvement initiatives.

Analyze maintenance data and performance trends.

Implement asset management and reliability-centered maintenance strategies.

Support sustainability and environmental improvement programs.

Qualifications:

Bachelor's degree in Engineering, Facilities Management, Industrial Technology, Maintenance Management, Business, or related field.

Relevant experience in facility maintenance or industrial maintenance experience.

Relevant leadership or supervisory experience.

Experience managing facility infrastructure systems within a manufacturing or industrial environment.

Experience with maintenance planning, budgeting, and capital projects.

Certified Maintenance and Reliability Professional (CMRP).

Certified Facility Manager (CFM).

Project Management Professional (PMP).

Lean Manufacturing or Six Sigma certification.

Experience with CMMS platforms such as SAP, Maximo, or Fiix.

Experience in chemical, manufacturing, or industrial operations.

Knowledge of facility maintenance systems and infrastructure.

Understanding of OSHA and environmental regulations.

Knowledge of reliability-centered maintenance principles.

Strong troubleshooting and problem-solving skills.

Ability to manage multiple priorities and projects.

Strong leadership and employee development skills.

Financial and budget management expertise.

Strong written and verbal communication skills.

Proficiency in Microsoft Office and maintenance management software.
