Job description

Job Title: Fire Life Safety Director

Location: Manhattan, NY

Certifications Needed: F89 or T89

Compensation: $26.98 - $29

Position Overview

The Fire Life Safety Director is responsible for overseeing all fire and life safety operations within a residential building in New York City. This role ensures compliance with FDNY regulations, NYC Fire Code, and building safety policies while maintaining a safe environment for residents, staff, and visitors. The FLSD serves as the lead emergency response coordinator during fire alarms, emergencies, and other critical incidents.

Responsibilities

  • Monitor and operate all fire and life safety systems including fire alarms, sprinklers, standpipes, smoke control systems, elevators, and emergency generators.
  • Respond immediately to fire alarms, emergencies, hazardous conditions, and resident safety concerns.
  • Coordinate emergency response procedures including evacuations, shelter-in-place operations, and communication with emergency personnel.
  • Conduct regular inspections of fire safety equipment, emergency exits, and life safety systems to ensure compliance with FDNY and NYC regulations.
  • Maintain accurate records, incident reports, inspection logs, and compliance documentation.
  • Monitor building security systems and assist with access control and visitor safety as needed.
  • Coordinate with building management, vendors, and contractors regarding maintenance and testing of life safety systems.
  • Identify unsafe conditions and recommend corrective actions to management.

Qualifications

  • Valid NYS Security Guard License (Required)
  • F89 or T89 Certification (Required)
  • F01 Certification (Required - must be willing to get ASAP)
  • Strong knowledge of NYC Fire Code, emergency response procedures, and residential building safety operations.
  • Experience operating fire alarm panels, CCTV, access control, and building management systems.
  • Excellent communication, leadership, and problem-solving skills.
  • Basic computer skills including report writing and email communication.
  • CPR, AED, and First Aid certifications preferred.
