About the Role
Luxford Living is seeking a highly accomplished, hands-on EVP of Construction to join our executive leadership team.
This executive role will take direct responsibility for directing and executing all physical construction, value-add renovations, and capital expenditure (CapEx) initiatives across our 25-property Sunbelt portfolio. The ideal candidate brings extensive owner-operator experience managing Class B, C, and D garden-style multifamily communities, combining strategic portfolio oversight with field-level execution.
Key Responsibilities
  • CapEx & Major Project Management: Lead the strategy, budgeting, scope creation, and execution for all portfolio-wide capital improvement projects, exterior overhauls, roofing replacements, structural work, and site enhancements.
  • Value-Add Renovations & Rebuilds: Oversee interior/exterior value-add unit renovation programs, full property redesigns, pool/amenity overhauls, and complete casualty/fire restoration rebuilds.
  • Sunbelt Vendor & Contractor Management: Source, vet, negotiate with, and direct third-party general contractors, specialized trade vendors, and suppliers across Sunbelt markets to ensure quality, cost control, and schedule adherence.
  • Building Systems & Infrastructure: Serve as the internal technical authority on major mechanical, plumbing, electrical, and HVAC infrastructure upgrades and replacements across aging assets.
  • Lender & Compliance Oversight: Manage all lender draw inspections, escrow releases, local municipality compliance, permit approvals, and third-party physical condition assessments (PCAs).
  • Quality Assurance & Sign-Off: Conduct regular site visits across the Sunbelt portfolio to perform quality control walk-throughs, verify milestone completions, approve contractor draws, and enforce accountability.

Requirements
Qualifications & Requirements
  • Multifamily Expertise: Proven track record leading construction and CapEx for Class B, Class C, and Class D garden-style multifamily portfolios ( Owner-Operator or Regional Developer background required ).
  • Value-Add Track Record: Demonstrated experience executing multi-million-dollar value-add strategy plans and major physical asset turnarounds.
  • Trade Knowledge: Deep working understanding of major building envelope systems, roofing, HVAC, heavy plumbing, electrical distribution, and casualty restoration.
  • Vendor Network: Established experience sourcing, bidding, and managing regional vendor networks and GCs across the Sunbelt region.
  • Lender Interface: Comfort managing lender inspections, draft draws, and capital reserve requirements.
  • Travel: Willingness to travel regularly to properties across the Sunbelt region.
