Essential Duties/Responsibilities

Preconstruction Management

  • Participate with estimating team on developing early cost models and estimates including narratives that clearly articulate scope inclusion, exclusions, and assumptions.
  • Develop early schematic and design development level schedules that demonstrate the proper sequence of events.


Construction Management

Client Management and Satisfaction

  • Ensure high level client satisfaction throughout the construction process and by providing premier project execution.
  • Communicate clear expectations and updates with clients regarding schedule, budget, and quality.
  • Provide weekly updates in meetings, emails, and calls to ensure great communication.


Financial and Contract Management

  • Create detailed work scopes prior to bidding. Work with Superintendent, Senior Project Managers, and Estimating Manager on drafting scope of work in ensure 100% of the scope is covered.
  • Complete a thorough bidding and bid analysis of the project.
  • Prepare subcontracts for all work scopes utilizing Nor-Son standard work scopes, exhibit A's, and schedules.
  • Ensure subcontracts and insurance certificates are received and executed prior to any work beginning on site.
  • Solicit, review and approve all pay applications and invoices.
  • Proactively manage changes to the project to ensure subcontract costs are identified and change orders executed timely.
  • Create and maintain monthly reporting requirements for each project.


Schedule Management

  • Ensure projects are delivered on the dates promised.
  • Develop master schedules and planning tools to demonstrate that a clear sequence of events is followed.
  • Work closely with Project Superintendent to ensure weekly look ahead schedules are maintained during construction. Maintain weekly schedule updates for Superintendent if required.


Quality Management

  • Ensure projects are constructed in accordance with the plans and specifications.
  • Ensure projects are consistently delivered 100% complete and punchlist free on the date promised.
  • Manage submittal process to ensure submittals are reviewed and approved in a timely manner.
  • Manage all plan and scope questions by utilizing Request for Information.


Safety Management

  • Work closely with Project Superintendent to ensure projects, workers and work methods are OSHA compliant.
  • Ensure first day, first hour safety requirements are reviewed with each worker.


Skills/Qualifications

  • 5+ years construction management experience preferred.
  • Ability to communicate effectively with owners, subcontractors, and team members.
  • Strong leadership, communication, problem solving, and teamwork skills required.
  • Strong organizational skills required.
  • Construction Management degree preferred.
  • Field experience preferred.


Working Conditions/Physical Requirements

  • While performing the duties of this position, the employee works primarily indoors with occasional outdoor work.
  • Prolonged periods sitting at a desk.
  • Must be able to access and navigate all areas of construction sites.
  • Must be able to lift up to 25 pounds at times.

Travel may be required.
