Retail General Manager

What this job involves:

As a Retail General Manager at JLL, you'll be at the forefront of delivering exceptional property management and operational excellence for a dynamic retail portfolio. This role places you in a leadership position where you'll oversee all facets of day-to-day operations, tenant relations, financial performance, and strategic planning for retail properties under your purview. You'll serve as the primary point of contact for property owners and stakeholders, ensuring their investment objectives are met while cultivating an environment where tenants and their customers thrive. You'll lead a multidisciplinary team, manage vendor relationships, oversee capital improvement projects, and ensure compliance with all regulatory requirements. What your day-to-day will look like:

  • Oversee all operational aspects of assigned retail properties, including maintenance, security, cleaning, and tenant services to ensure seamless daily operations
  • Develop and manage annual operating budgets, financial forecasts, and variance reports while identifying opportunities to optimize revenue and control expenses
  • Build and maintain strong relationships with tenants, addressing concerns promptly and working collaboratively to support their business success and lease compliance
  • Lead, mentor, and develop your on-site team, fostering a culture of accountability, professional growth, and collaborative problem-solving
  • Coordinate and oversee capital improvement projects, renovations, and major repairs from planning through execution, ensuring projects are completed on time and within budget
  • Conduct regular property inspections to maintain high standards of presentation, safety, and functionality across all retail spaces and common areas
  • Prepare comprehensive reports and presentations for ownership, providing insights on property performance, market trends, and strategic recommendations
  • Manage vendor and contractor relationships, negotiate service agreements, and ensure all work meets quality standards and contractual obligations
  • Ensure full compliance with all local, state, and federal regulations, lease agreements, and JLL policies while proactively managing risk and liability

Required qualifications:

  • Bachelor's degree in Business Administration, Real Estate, Property Management, or related field, or equivalent combination of education and experience
  • Minimum of 7-10 years of commercial property management experience, with at least 5 years specifically in retail property management
  • Real Estate license required within the first six months of assuming the position; Active license is required throughout employment
  • Proven track record of managing multi-tenant retail properties with demonstrable success in operational excellence and financial performance
  • Strong financial acumen with experience developing and managing budgets, analyzing financial statements, and implementing cost-control strategies
  • Exceptional leadership and team management skills with the ability to motivate, develop, and retain high-performing staff
  • Proficiency in lease and/or rental agreements, including lease administration, tenant options, tenant rights and proven track record of maintaining tenant relationships
  • Excellent communication and interpersonal skills, with the ability to build rapport with tenants, ownership groups, vendors, and internal stakeholders
  • Proficiency in property management software systems, Microsoft Office Suite, and financial reporting tools
  • Valid driver's license and reliable transportation for property visits and stakeholder meetings

Preferred qualifications:

  • Certified Property Manager (CPM), Certified Shopping Center Manager (CSM), or Real Property Administrator (RPA) designation
  • Experience managing regional shopping centers, lifestyle centers, or mixed-use properties with significant retail components
  • Demonstrated expertise in lease administration, tenant improvement coordination, and lease renewal negotiations
  • Background in capital project management, including experience with ground-up construction or major redevelopment initiatives
  • Knowledge of sustainable building practices and experience implementing environmental initiatives within retail properties
  • Bilingual capabilities to serve diverse tenant and customer populations effectively

Estimated compensation for this position:

135,000.00 - 155,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
