Our client is a vertically integrated real estate investment and development sponsor in metro Atlanta. Portfolio spans build-to-rent (BTR) residential, self-storage development, and short-term rental/hospitality. Growth phase.

Position Scope

The COO translates fund strategy into delivered projects and returns. Owns the pipeline, project execution, operating cadence, and the accountability that keeps the portfolio on schedule, on budget, and on thesis.

  • Pipeline and fund execution. Own execution against allocation targets; maintain a single source of truth for the pipeline (stage, capital committed/drawn, schedule, budget variance, projected exit).
  • Project delivery oversight. Oversee the lifecycle from entitlement through disposition, holding internal leads and third-party GCs, developers, and PMs to approved schedules and budgets via gate reviews.
  • Project-level financial management. Own budgets, job cost tracking, cost-to-complete analysis, change order control, draw management, and cash flow forecasting.
  • Capital markets support. Support debt and equity financings (diligence, data room, closing checklists); oversee compliance with loan covenants, JV obligations, and LPA provisions.
  • People, systems, and process. Serve as Integrator in an EOS-run firm; build org structure, lead operations/underwriting/PM functions, implement the tech stack.
  • Risk and vendor management. Own insurance, entity governance, contract administration, and vendor selection and evaluation.
Requirements
  • Deal-level real estate finance: development pro formas, job cost accounting, draw mechanics, cost-to-complete analysis, loan covenants, waterfall/promote structures.
  • Track record building operational infrastructure in a growing firm (process, systems, reporting standardization).
  • People leadership: hiring, developing, managing multi-disciplinary teams.
  • Advanced Excel in a model-driven environment.
  • Bachelor's in real estate, finance, business, engineering, construction management, or related. MBA preferred.
  • Metro Atlanta-based or willing to relocate; hybrid with 20 to 30% travel to Southeast project sites.
Experience
  • 5+ years in senior operating or executive leadership.
  • Ownership of a multi-project development or investment portfolio, accountable for schedule, budget, and delivery.
  • Hands-on across the full lifecycle, land acquisition through disposition.
  • Direct experience in BTR, multi-family, single-family rental, self-storage, or hospitality/short-term rental. Depth in one or two verticals expected, not all.
  • Southeast or Sun Belt experience preferred.
  • Fund-structure experience: how project performance rolls up into raises, distributions, and LP reporting.
  • Founder-led or family-held business that professionalized during growth, plus EOS/Traction familiarity, both preferred
