Description
The Environmental Service Manager is responsible for the safety, beautification, and maintenance of our communities both inside and out. They work closely with Maintenance Technicians and the Housekeeping team to ensure the grounds, building exteriors, community and parking lots are safe, comfortable and clean. A team player with excellent time management and problem solving skills, this role reports to the Executive Director and leads the Environmental Service team. This role will work closely with Department Heads on move-ins, events, and day-to-day management of the community. Our Environmental Service Managers enjoy the collaboration in leading their team, while exemplifying a high degree of customer service in responding to residents' needs with a sense of urgency, to ensure they feel safe, secure, and appreciated.

We focus on providing high resident satisfaction and beautiful, well-maintained communities.
Main Job Tasks and Responsibilities:
  • Coordinate the upkeep of models, working with Marketing to ensure the highest standards in these units to show prospective residents. General troubleshooting and repairs of appliances, minor mechanical, carpentry, and electrical problems.
  • Maintain and perform preventative maintenance on community systems, such as HVAC, electric, plumbing and alarm systems. Prevent and eliminate hazards to staff, residents, and guests such as snow removal, salting slippery walkways, and removing tripping hazards.
  • Ensure the community grounds are well maintained, providing an attractive and safe environment.
  • Provide direct oversight of Maintenance Technicians and the Housekeeping department.
  • Walk through and prepare units for new residents by cleaning, painting, repairing and providing preventative maintenance to ensure units are ready and safe.
  • Maintain regulatory compliance and accurate records (building code, state and federal agencies, etc...)
  • Monitor supplies to ensure sufficient stock is available. Review and finish purchase orders.
  • Complete and/or delegate all work orders in a timely manner.
  • Collaborate with IT in assisting with any technical issues.
  • Ensure the community is clean at all times, providing janitorial support when necessary including deep cleaning when needed for our residents.
  • Respond to maintenance requests of residents and staff.
  • Be a part of the on-call rotation within the department.
  • Complete all other duties as assigned by Executive Director.

Job Requirements:
  • 3+ years of experience leading Environmental Service functions for a similar property.
  • Must be familiar and know how to work with HVAC and electrical systems safely; HVAC certification is and/or formal training in Environmental Service preferred.
  • Working knowledge of tools, common appliances, and devices.
  • Proficiency in Microsoft Office and other computer applications.
  • Ability to pass internal Maintenance Technician exam is required.
  • Able to work weekends and holidays as needed, sharing the Manager on Duty responsibilities.

Physical Requirements:
  • Constant use of manual dexterity, auditory and visual skills and gross motor skills with frequent use of bi-manual dexterity and fine motor skills.
  • Ability to follow written and oral instructions and procedures.
  • Associates in this role are frequently exposed to hot water, garbage disposals and cleaning chemicals.
  • While performing the duties of the job, the associate is frequently exposed to heat/cold.
  • Ability to reach, bend, twist, squat, kneel, push and pull.
  • Ability to lift/carry up to 50 pounds frequently, with occasional ability to lift 80 pounds.
  • Ability to perform repetitive movements including simple grasping, pushing, pulling and fine manipulation as well as ability to climb and maintain balance.
  • Frequent standing and walking. Ability to stand frequently (or long periods of time).
