Job description

Mantis Innovation provides managed facility services and turnkey program management with technology-enabled solutions that target the entire building footprint. We look at the entire facility-inside and out-and can impact 70% of what a building operator allocates critical budget dollars toward, including: Strategic electricity and natural gas procurement, renewable energy, and demand response; climate impact reduction and reporting, net zero strategies, and sustainability planning; roofing, solar, HVAC assessment management, pavement, building envelope, data center optimization, and EV charging; lighting/LED retrofits, HVAC/mechanical systems, and BMS/BAS improvements and implementation.

The Construction Project Manager I coordinates construction and facilities-related projects from start to finish. This role keeps schedules, budgets, documentation, and communication organized so projects stay on track. Works with clients, field teams, and internal staff to solve problems and move work forward. This position helps ensure projects are completed safely, on time, within budget, and according to client requirements. ย 
OUTCOMES (SCORECARD FOR SUCCESS)
  1. At least 90% of assigned projects meet approved milestone dates and final completion dates, with project risks, delays, budget variances, safety-related concerns, and client concerns documented and escalated within 24 hours of identification.ย ย 

  1. Project budgets, expenses, forecasts, invoices, change orders, not-to-exceed amounts, and margin tracking are updated within 5 business days or any material project event, and 95% of assigned projectsย remainย within approved budget parameters or have documented client-approved adjustments.ย ย 

  1. At least 95% of project documentation - including meeting notes, client communications, schedules, reports, quality documentation, photos, projects logs, warranty records, and closeout materials - is entered into designated systems within 2 business days of creation or receipt, with no overdue closeout deliverables on assigned projects.ย ย 

  1. At least 95% of assigned action items, leak response activities, repair follow-ups, inspections, audits, quality assurance items, and safety-related project tasks are tracked with documented ownership, status, next steps, and due dates, and the employee demonstrates a positive attitude, collaborative spirit, professional communication, and consistent availability to clients and internal teams.ย ย 

RESPONSIBILITIES
  1. Manage assigned projects from kickoff through closeout, ensuring scope, schedule, budget, quality, and client requirements are met.ย ย 

  1. Serve as the primary day-to-day point of contact for assigned projects, providing status updates, documenting decisions, communicating risks, and coordinating next steps.ย ย 

  1. Develop andย maintainย project schedules, work plans, action-item trackers, status reports, and closeoutย plansย to ensure milestone and completion dates are achieved.ย ย 

  1. Track and update project budgets, expenses, forecasts, invoices, change orders, and not-to-exceed amounts, and escalate financial risks or variances promptly.ย ย 

  1. Coordinate project meetings, document discussions and decisions, assign action items, and follow up to ensure commitments are completed on time.ย ย 

  1. Coordinate inspections, surveys, audits, leak investigations, repair activities, quality assurance reviews, and other field-related project work, ensuring issues are documented, tracked, and resolved.ย ย 

  1. Manage safety and life-safety related project items by trackingย identifiedย issues, coordinating scope development and pricing, supporting client review, andย overseeingย implementation through closeout.ย ย 

  1. Maintain complete andย accurateย project records in designated systems, including schedules, budgets, communications, reports, photos, quality documentation, warranty information, and closeout deliverables.ย ย 

QUALIFICATIONS

Minimum Qualificationsย 

  • 3+ years of experience managing or coordinating construction, facilities, engineering, asset management, or similar project work.ย 

  • Experience managing project schedules, budgets, documentation, client communication, and cross-functional project follow-up.ย 

  • Ability to read and understand construction-related documents, including plans, specifications, reports, photos, or similar project materials.ย ย 

  • Strong written and verbal communication skills, including the ability to document decisions, communicate risks, track open items, and follow up on action items.ย ย 

  • Ability to travel for client meetings, site visits, inspections, project coordination, and issue resolution.ย ย 

Preferred Qualificationsย 

  • Experience supporting recurring client accounts, public-sector or institutional client programs, multi-site project portfolios, or long-term facilities maintenance programs.ย ย 

  • Commercial roofing, buildingย envelope, pavement, restoration, construction monitoring, quality assurance, or facilities-related field experience, including experience coordinating leak response, repair closeout, warranty documentation, safety-related project follow-up, or quality assurance documentation.ย ย 

WORKING CONDITIONS/PHYSICAL REQUIREMENTS
  • Work environment:ย Work is performed in a combination of remote, office, client-site, and field environments depending on project needs. Field work may occur at active construction sites, occupied commercial, institutional, or government facilities, roofs, exterior building areas, paved surfaces, mechanical areas, and other project locations. The role may involve exposure to varying weather conditions, temperature extremes, construction noise, dust, dirty, odors, moving equipment, and uneven walking surfaces. Appropriate personal protective equipment (PPE) may be required when visiting project sites.ย ย 

  • Physical requirements:ย The role requires the ability to perform computer-based work for extended periods, including sitting, typing, viewing screens, and using standard office equipment. The employee must be able to communicate effectively in person, by phone, video conference, and email. Site visits may require standing and walking for extended periods, climbing stairs, traversing uneven terrain, accessing roofs via ladders or designated roof access points whenย appropriate, and visually inspecting building, roofing, pavement, and site conditions. The employee may occasionally need to bend, reach, kneel, crouch, or stoop. The position may require lifting, carrying, or moving materials, equipment, or documents weighing up to 30 pounds on an occasional basis.ย ย 

  • Schedule expectations:ย Travel isย requiredย for client meetings, site visits, inspections, surveys, audits, leak investigations, project kickoff meetings, project coordination activities, and issue resolution. Travel frequency will vary based on assigned projects, geographic coverage, and client requirements and may include local, regional, or occasional overnight travel. Standard business hoursย generally apply; however, occasionally early morning, evening, or extended hours may be necessary to support project schedules, client needs, deadlines, active site operations, recurring client meetings, emergency response activities, or urgent project issues.ย ย
