3. Financial Management

  • Budgeting: Develop and maintain project budgets using standardized formats, monitoring commitments, expenditures, and forecasted costs.
  • Invoice & Pay Applications: Review contractor applications for payment, coordinate project invoicing, and handle financial reporting.
  • Strategic Support: Support Asset Management and property-level planning initiatives to protect and enhance asset value.

4. Vendor Management

  • Relationship Building: Develop strong relationships with preferred contractors and manage overall consultant performance.
  • Quality Standards: Maintain construction standards and coordinate specialty engineering resources.
  • Procurement: Drive bidding and procurement activities to ensure high quality and value.

5. Process Improvement & Cost Benchmarking

  • Standardization: Develop standardized construction procedures, improve project reporting, and assist with capital planning.
  • Technology: Support the implementation of construction technology and reporting tools to optimize delivery.
  • Pricing Models: Develop, maintain, and continuously refine standardized pricing models, historical cost benchmarks, and estimating tools to facilitate timely, accurate landlord work pricing.
  • Continuous Learning: Compare preliminary Landlord Work budgets against contracted and final costs to incorporate lessons learned into future pricing models.

6. Landlord Work & Tenant Delivery Support

  • Leasing Support: Support Leasing during LOI and lease negotiations by developing preliminary scopes, budgets, and pricing scenarios (including key assumptions, exclusions, schedules, and cost risks).
  • Lease Review: Review executed leases and workletters to identify specific Landlord construction obligations.
