What this job involves:

TheMaintenance Techniciansupports operation, inspection, and light maintenance processes to mechanical,electricaland plumbing equipment and systems. This is an entry-level position and can provide opportunities for growth in the engineering field.You will work as part of an engineering team of 10+ atmulti buildingclient property managed 24/7 by JLL.

What your day-to-day will look like:

  • Maintain,operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.

  • Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Furniture,and forthe facility to keep these systems up to applicable standards.

  • Performs predictive, planned, preventative and routine maintenance as well as equipment rounds, and service requests as directed.Performs maintenancein accordance withthe JLL Preventative Maintenance Program.Assistwith the development and improvement of preventative maintenance programs, schedules, work instructions, SOP's, and operational procedures.

  • Performs all duties in a safe manner and in accordance with established work standards and practices.

  • Establishes work procedures to meet production schedules.

  • Recommends measures to improve production methods, equipmentperformanceand quality of product, suggesting changes in working conditions and use of equipment to increase efficiency of department, shop, or work crew.

  • Determinesand/orassistswith analyzing and resolving work problems and achieving work goals.

  • Maintains time and production records and customer service requestsutilizinga variety of computer/technology tools.

  • Must be comfortable and flexible enough to work with a wide-ranging and changing scope of responsibilities while adhering to the constraints of procedures put in place to minimize the riskforhuman error.

  • Teamplayerwith the desire to foster teamwork to help create a positive working environment.

  • Control the daily operation of all mechanical equipment in the physical plant and buildings.

  • Perform maintenance and repairs to the Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems for the facility to keep these systems up to applicable standards.

  • Maintains responsibility for preventative maintenance, contracted maintenance, generalmaintenanceand technicalproficiency.

  • Performs and/or completes all tenant service requests accurately and expediently.

  • Able to evaluate building systems tomonitorand to improve performance and operating efficiency.

  • Complieswithall policies and proceduresestablishedfor the building, including safe storage, usage, and disposal of hazardous materials whilemaintaininga clean and safe workplace.

  • Participatesin the on-call engineer rotation for the portfolio of office buildings.

  • Activelyparticipatesin emergency response procedures, technical and safety training programs.

  • Perform all work using the proper safety equipment and in a safe manner.

Physical Work Requirements & Conditions

  • Lifting upto 80 lbs.

  • Working from heights.

  • Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.

  • Working in adverse conditions (i.e., extreme cold, extreme hot).

  • Driving forlong periodsof time.

  • Climbing a ladder with a 300 lb. weight limit while carrying a tool bag weighing approximately 20 lbs.

  • Climbing a ladder up to 30 feet.

  • Mustbe able toworkdifferent schedules.

  • Must be able to work Holidays & weekends.

  • Must be able to respond to after-hours site emergencies.

  • While performing the duties of this job, the employeeis regularly required towalk long distances to coverpropertyportfolio.

Required Qualifications:

  • High School diploma or GED equivalent; Trade school education, union training, militaryserviceor college is desirable

  • Trades schooling in electrical system design, refrigeration and HVAC preferred

  • Minimum of 1-3 years of relevant work experience; commercial industry general building preventative & corrective maintenance

  • Mustpossessand maintain a valid state driver's license

  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)

  • Strong Customer Service & Interpersonal skills

  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)

  • Strong Troubleshooting, diagnostic, and problem-solving skills arerequired
