Job description

Responsibilities:

  • Prepare, assemble, and submit land development permit applications to local, county, and state jurisdictions throughout the Pacific Northwest.
  • Coordinate with planning departments, public works agencies, utility providers, and regulatory agencies to facilitate permit approvals.
  • Track permit status, review timelines, agency comments, and project milestones to ensure timely project delivery.
  • Prepare permit narratives, responses to agency comments, and supporting documentation.
  • Prepare SEPA checklists.
  • Research zoning regulations, municipal codes, comprehensive plans, development standards, and permit requirements.
  • Interpret jurisdictional development regulations and communicate permitting requirements to project managers and clients.
  • Coordinate with engineers, surveyors, environmental consultants, architects, and other project team members to assemble complete permit packages.
  • Attend meetings with clients, jurisdictional staff, and regulatory agencies as needed.
  • Maintain permitting schedules and communicate project status to clients and internal staff.
  • Assist with project due diligence by researching property information, zoning, easements, critical areas, and entitlement requirements.
  • Support entitlement processes including site development permits, subdivisions, short plats, boundary line adjustments, variances, conditional use permits, and other land use approvals.
  • Maintain organized electronic project files and permitting documentation.
  • Identify opportunities to improve permitting processes and increase project efficiency.

Qualifications:

  • 2+ years of experience in land use planning, permitting, municipal planning, civil engineering consulting, or a related field preferred.
  • Bachelor's degree in Urban Planning, Geography, Environmental Studies, Civil Engineering, Public Administration, or related field preferred. Relevant experience may be substituted.
  • Experience working with local jurisdictions and permitting agencies throughout Washington and/or Oregon preferred.
  • Working knowledge of zoning codes, subdivision regulations, development standards, and land use permitting processes.
  • Ability to read and interpret civil engineering plans, surveys, site plans, and construction drawings.
  • Strong organizational and project coordination skills with the ability to manage multiple projects simultaneously.
  • Excellent written and verbal communication skills.
  • Proficiency with Microsoft Office Suite.
  • Experience with Bluebeam preferred.
  • Experience with permit tracking software or project management software is a plus.
  • Strong attention to detail and ability to work independently.
  • Team-oriented, self-motivated, hardworking, highly ethical, and dependable employee.
  • Strong problem-solving and critical thinking skills.
  • Willingness to learn jurisdiction-specific permitting requirements throughout the Pacific Northwest.
