Job Description

Atwell is seeking experienced Right of Way Acquisition Specialists to support utility-scale solar energy projects across the Midwest, with a primary focus on Illinois, Indiana, Ohio, and Michigan. This is an opportunity to contribute to renewable energy development while working directly with landowners, project teams, title resources, and client stakeholders throughout the land acquisition process.

This role will support early-stage solar project development across multiple areas of interest. We are looking for professionals with strong landowner communication skills, renewable energy or utility-scale land acquisition experience, and the ability to work independently across rural project environments. Candidates located in Illinois, Indiana, Ohio, or Michigan are strongly preferred due to anticipated travel throughout assigned project areas.

Responsibilities
  • Support right of way and land acquisition activities for utility-scale solar energy projects.
  • Conduct landowner outreach and build positive relationships with property owners, agricultural landowners, and local stakeholders.
  • Facilitate negotiations for easements, options, rights-of-entry, solar lease agreements, purchase agreements, survey permissions, and related project documents.
  • Support competitor research, including identifying active or prior renewable energy agreements, land control activity, and competing project activity within assigned Areas of Interest.
  • Assist with online mapping, parcel review, ownership verification, and project tracking using GIS, county records, tax rolls, and other research platforms.
  • Coordinate with project managers, title resources, survey teams, document teams, client stakeholders, and internal land teams.
  • Review and maintain accurate parcel, landowner, acquisition, deed, and project documentation.
  • Support surface title, courthouse research, deed review, and ownership verification efforts as needed.
  • Assist with preparation, review, execution, and recording of land rights documents.
  • Track landowner communications, acquisition progress, project updates, and parcel status in internal systems.
  • Read and interpret maps, plats, legal descriptions, parcel data, and project exhibits to explain project impacts to landowners.
  • Support field-based activities, stakeholder engagement, issue resolution, and project close-out documentation.
  • Travel throughout assigned project areas in Illinois, Indiana, Ohio, and Michigan as project needs require.
Qualifications
  • Prior right of way, land acquisition, easement acquisition, renewable energy leasing, or landowner negotiation experience required.
  • Experience supporting solar energy, renewable energy, utility, electric transmission, pipeline, or other large-scale infrastructure projects preferred.
  • Strong communication, negotiation, documentation, and relationship-building skills.
  • Ability to work independently in rural communities, agricultural areas, and field-based project environments.
  • Comfortable coordinating with landowners, project teams, title resources, document teams, and client stakeholders.
  • Working knowledge of property ownership research, land rights, deeds, easements, option agreements, lease agreements, purchase agreements, and real estate documentation.
  • Strong organizational skills and attention to detail.
  • Ability to maintain accurate parcel files, acquisition records, and landowner communication logs.
  • Active Notary Public commission preferred, or ability to obtain quickly.
  • Willingness to travel throughout assigned Midwest project areas as project needs require.
Preferred Backgrounds
  • Utility-scale solar energy projects.
  • Renewable energy land acquisition.
  • Solar lease, purchase, easement, option, and right-of-entry agreements.
  • Agricultural landowner negotiations.
  • Competitor research and land control research.
  • Surface title, courthouse research, deed review, and parcel documentation.
  • GIS/online mapping coordination.
  • Utility, electric transmission, pipeline, or other infrastructure projects.
  • Rural community engagement and stakeholder coordination.
  • Document execution, recording, and project close-out support.
