Position Overview:

The Analyst, Investments & Asset Management will support the REIIF platform across acquisitions, asset management, portfolio analytics, financings, and operating initiatives. Reporting to the VP, Real Estate Investments & Acquisition, this role will work closely with all facets of the real estate business, including: investments, asset management & operations, development, capital markets & finance, and portfolio management to support decision-making across REIIF's portfolio Forum’s development business.


This is an analytically rigorous role for a candidate who is eager to build a career in real estate private equity and asset management. The successful candidate will support key investment decision making across Forum’s active development pipeline and new opportunities, evaluate asset-level and portfolio performance, support financing and capital raising initiatives, and provide analytical support across the broader real estate business. This posting is for an existing vacancy at Forum.


Key Duties and Responsibilities:


Investments, Underwriting & Decision Support

  • Support underwriting, due diligence, and execution of acquisitions, developments, recapitalizations, and strategic portfolio transactions.
  • Build and maintain financial models including discounted cash flow, valuation, sensitivity, and scenario analyses to support investment recommendations and portfolio decision-making.
  • Assist in the evaluation of on-campus and near-campus PBSA opportunities, including market sizing, enrollment and demand analysis, competitive set review, and operating assumptions.
  • Prepare investment committee materials, memoranda, and presentation content for internal approvals and senior management review.


Asset Management, Operations & Portfolio Analytics

  • Support asset-level and portfolio-level analysis across REIIF's student housing, multifamily, and furnished apartment assets, including budgeting, forecasting, variance analysis, and performance tracking.
  • Work with asset management and operating teams to analyze leasing, occupancy, rental rate, NOI, capital expenditure, and operational KPIs, and identify trends, risks, and value-creation opportunities.
  • Assist with business planning, hold-sell analysis, annual operating plans, and ad hoc strategic initiatives across the REIIF portfolio.
  • Help coordinate data, reporting, and analyses required to support asset-level initiatives, portfolio reviews, and management decision-making.


Financings, Reporting & General Real Estate Business Support

  • Support debt financing processes by preparing lender materials, analyzing financing alternatives, coordinating diligence requests, and tracking closing deliverables.
  • Assist with valuations, quarterly reporting, investor materials, and portfolio updates for internal and external stakeholders.
  • Prepare market research, benchmarking analyses, and presentation materials to support investment strategy, capital markets activity, and broader real estate business development.
  • Provide flexible analytical and execution support across the real estate platform as new opportunities, portfolio priorities, and cross-functional initiatives arise.


Candidate Profile:

  • Bachelor's degree in Finance, Real Estate, Economics, Commerce, or a related discipline.
  • 1-3 years of relevant experience in real estate investment, asset management, investment banking, valuation, lending, brokerage, or private equity; strong internship experience will also be considered.
  • Strong financial modeling and analytical skills, including proficiency in Excel and comfort working with property-level and portfolio-level data.
  • Interest in student housing, multifamily, and broader residential real estate, with an eagerness to understand the operating drivers behind asset performance.
  • Ability to synthesize quantitative and qualitative information into clear recommendations, presentations, and written materials.
  • Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced team environment.
  • Strong interpersonal and communication skills, with the ability to work effectively across investments, asset management, finance, and operations.
