Position Summary
Under general supervision, includes but not limited to performing a broad range of skilled tasks and duties in the maintenance, repair, replacement, and installation of heating, ventilation, air conditioning, refrigeration equipment, controls and boilers. The Preventative Maintenance Coordinator develops, documents, and executes the preventative maintenance schedule of all facility systems, including but not limited to, heating, ventilation, and air conditioning systems (HVAC), refrigeration and boilers. Assist in Snow removal when necessary. Assist in emergency service in addition to routine work as directed.
Education/Experience
High school diploma plus five years of work-related experience working with complex HVAC systems and equipment including chillers, boilers, package units and refrigeration systems with a HVAC/R license & EPA certification or equivalent combination of education and experience.
Md. 3rd Grade Stationary Engineers License
Valid driver license and a good driving record; must be insurable
Knowledge/Skills/Ability
  • HVAC/R/Boiler Technician must be able to install, repair, maintain and troubleshoot the following
    • Refrigerant controls
    • Hermetic compressors
    • Heat pumps
    • Split systems
    • Package units
    • Ductless systems
    • Electric motors and controls
    • Light commercial boilers, furnaces and related controls
  • Ability to read and interpret information from equipment manufacturer's manuals, service requests, layout sketches, blueprints, construction project specifications, and appropriate state and local government codes, and trade specific manuals and practices and to determine how the fixture or equipment should perform is required
  • General knowledge and usage of hand and power tools associated with the maintenance field.
  • General knowledge of plumbing, electrical, carpentry, painting repairs and installation as needed.
  • Ability to practice effective verbal communication skills with faculty, staff, and students.
  • Ability to read, understand and abide by all safety policies and procedures.
  • Ability to work any assigned shift/work schedule.

Physical Requirements
Heavy Work: Exerting up to 100 pounds of force occasionally and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. Talking, hearing, climbing, stooping, kneeling, crouching, crawling, standing, walking, lifting, reaching, pushing, pulling, keyboarding, and grasping. Visual acuity to perform an activity such as operations of machines; using measurement devices; and/or visual inspections of small parts or devices. Subject to both environmental conditions. Activities occur inside and outside. Subject to hazards, noise, extreme cold and oils.
Essential Functions
  • Perform routine scheduled and unscheduled maintenance on air conditioning, heating, ventilation, refrigeration units, including chillers, boilers, heat pumps and other equipment/systems.
  • Installs, troubleshoots and repairs air conditioning, heating, ventilation, refrigeration units, including chillers, boilers, heat pumps and other equipment/systems.
  • Troubleshoots malfunctioning heating, air conditioning and refrigeration systems to determine the cause of the malfunction.
  • Replaces expansion valves, compressors, motors, coil units and other component parts.
  • Performs scheduled maintenance inspections, and adjusts, cleans and calibrates various systems to assure proper system operations.
  • Calibrate thermostats and various controls.
  • Assists facilities Manager with ensuring that all facilities are structurally sound, mechanically operational, electrically efficient and safe by planning and scheduling recurring preventative maintenance activities.
  • Perform minor routine and emergency repairs to electrical system components, including but not limited to, light fixtures, ballasts, switches and other electrical items.
  • Perform minor equipment and appliance repairs.
  • Maintains the highest level of employee/guest relations
  • Assist with event set-up and break-down.
  • Assist with snow removal as required
  • Available to work evenings and weekends as the position requires.
  • Available to be on-call at minimum of one week out of every four weeks.
