Job Overview:
The Director of Commercial Real Estate will report to CIO and serve as a senior leader responsible for the strategic management, acquisition, and disposition of a portfolio of commercial real estate assets. This includes a strong focus on distressed and special situation assets. The Director will lead all aspects of asset management, financial structuring, and investment strategy, demonstrating a keen ability to solve complex, high-stakes problems and maximize value. A significant aspect of the role involves leveraging diverse capital sources, including structuring EB-5 financing.
Key Responsibilities

1. Problem Solving and Distressed Assets
  • Provide tactical oversight and leadership for managing a portfolio of underperforming or financially troubled real estate assets.
  • Develop and implement creative recovery and turnaround strategies for distressed assets to maximize returns and minimize losses.
  • Analyze complex financial situations, market conditions, and legal frameworks to navigate challenges and create effective resolution strategies.
  • Exhibit exceptional problem-solving skills to navigate high-stakes negotiations and drive successful outcomes under tight timelines.
  • Lead the due diligence process for special situation acquisitions, including evaluating asset condition, market position, and potential for improvement.

2. Financial Structuring and Capital Markets
  • Lead the negotiation, structuring, and closing of complex commercial real estate investment projects.
  • Create detailed financial analyses of property-level cash flows and debt/equity structures, utilizing advanced financial modeling.
  • Develop comprehensive capital plans and financial strategies, including identifying and securing various funding sources.
  • Demonstrate strong knowledge of all relevant federal financing programs and tax credits, with specific expertise in structuring and managing EB-5 financing.
  • Oversee refinancing and disposition efforts, including hold/sell analyses and exit strategies.

3. Strategic Asset Management
  • Formulate and execute strategic plans for each asset in the portfolio to enhance value, including revenue enhancement and expense reduction efforts.
  • Oversee the management and performance of assets throughout their lifecycle, from acquisition through disposition.
  • Manage relationships with third-party property managers, leasing teams, and other stakeholders to ensure alignment with strategic objectives.
  • Prepare and present financial reports, performance metrics, and strategic recommendations to senior management and investors.
  • Monitor market trends and industry developments to inform strategic decisions and identify new opportunities.

4. Leadership and Experience
  • Lead and mentor a team of asset managers and analysts, fostering a culture of continuous improvement and strategic thinking.
  • Cultivate and maintain strong relationships with key market participants, investors, and industry professionals.
  • Provide guidance to clients or internal stakeholders on restructuring modified or non-performing loans.

Qualifications:
  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related field; advanced degree or relevant certification preferred.
  • Minimum of 10 years of progressive experience in commercial real estate, with a demonstrated focus on distressed assets, financial structuring, and asset management.
  • Deep expertise and a proven track record in financial structuring, including sophisticated debt and equity structures.
  • Familiar with key legal documents in commercial real estate transactions including mortgage, loan agreement, promissory notes, guarantees and inter-creditor agreements
  • A thorough understanding of EB-5 financing is essential, with demonstrated experience in successfully incorporating it into capital stacks.
  • Exceptional analytical, written and verbal communication, and negotiation skills.
  • Strong capacity for problem-solving, with the ability to manage complex situations effectively.

Salary Range: $130K - $180K (DOE) + bonus
