POSITION OVERVIEW 

Title: Maintenance Technician 

Company: Irvine Cottages LLC (DBA, Irvine Cottages & Granny’s Place)

Reports to: Regional Property Manager & Asset Manager 

Location: Orange County, CA

Irvine Cottages is a leading provider of affordable, boutique-style residential assisted living services in Orange County, CA, that specializes in offering a coordinated and integrated system of care to high-acuity older adults with multiple chronic illnesses, including Alzheimer’s and other dementia. 


Irvine Cottages differentiates itself by providing complex care and medical services coordination in a home-like environment, communicating effectively, and making resident and family satisfaction its top priority.


POSITION SUMMARY 

The Maintenance Technician position ensures residents a safe, functional, and aesthetically pleasing environment. The role includes a variety of tasks, such as appliance repair, plumbing, electrical work, general HVAC maintenance, and addressing hazardous conditions on the property. 


PRIMARY RESPONSIBILITIES 

  • Make repairs to appliances (garbage disposal, dishwashers, refrigerators, freezers, icemakers, laundry equipment, ovens, stoves)
  • Repair plumbing fixtures (leaky faucets, toilets, sinks, drain, valves, water lines)
  • Identify and correct hazardous property conditions, look for needed maintenance and liability hazards and repair/report to Regional Property Manager 
  • Perform turn-key work as required to ensure vacancies are rent-ready in a timely manner for new residents 
  • Diagnose repairs needed, install communications and entertainment systems (telephone, television, cable, smart tv hookup, internet, call button and alarm systems)
  • Perform wall texturing, painting, drywall repairs
  • Perform rough and finish carpentry as well as door removal and installation
  • Diagnose repairs needed and general maintenance for Heating and Air Conditioning Equipment (HVAC)
  • Replace & Test Smoke Detectors & Carbon Monoxide Alarms
  • Other ad hoc projects and duties as assigned


QUALIFICATIONS  

  • GED or Equivalent 
  • Residential and/or Commercial Maintenance Experience: 3-5 years (Required)
  • Plumbing Experience: 3-5 years (Preferred)
  • Electrical Experience: 3-5 years (Preferred)
  • Must possess a valid driver’s license and pass a thorough background check
  • Ability to lift up to 50lbs., stoop, kneel, crouch or crawl
  • Communicate effectively 
  • Practice team behavior & demonstrate effective interpersonal relationships 
  •  Organized and manage time effectively
  •  Proficient in technology and cell phone applications (i.e., Gmail, Slack, Monday.com)
