Position Summary:

Develops and maintains a high level of skill in all phases of general maintenance. Performs general maintenance including plumbing, painting, electrical, HVAC, hazardous material abatement, apartment turn-over, and appliance repairs in accordance with company standards, and in conjunction with management staff.

  • Performs service requests, unit turns and preventative maintenance work throughout the community.
  • Ensures community common areas and grounds are maintained according to company standards; conducts inspections, identifies and resolves any hazards.
  • Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.
  • Responsible for inventory of parts and appliances; responsible for general maintenance and orderliness of facilities.
  • Completes property preventative maintenance and preventative maintenance on required systems and equipment.
  • Performs porter functions as necessary.
  • Variances in responsibilities may exist by community type.
Job Duties:
  • Performs maintenance service requests and preventative maintenance work throughout the community.
  • Performs turn service for vacant units in accordance with established quality standards. 
  • Ensures community common areas and grounds are maintained in accordance to Company standards; identifies and resolves any hazards.
  • Understanding of progress to key performance indicators and identifying opportunities.  
  • Provides excellent customer service through responsiveness and positive interactions.
  • Performs work using safe work practices. Ensures completion of safety training and actively identifies safety issues and mitigates risks.
  • Maintain accurate records of work performed utilizing Salesforce 
  • Perform community projects which could include painting, drywall repair. stucco repair, etc. 
  • After hours emergency calls response upon completion of onboarding 
Minimum Qualifications / Other Expectations:

Education & Experience: 

  • High School Diploma or equivalent work experience.
  • 0+ years of maintenance experience required. Basic troubleshooting skills. Basic understanding of at least one of the following: electrical, plumbing, carpentry, HVAC, appliances.
  • Service Technician Entry Program (STEP) training program to be completed if no or minimal previous maintenance experience 

Other: 

  • Valid California driver's license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.)
  • Ability to communicate clearly and effectively in English, both verbally and in writing.  Multilingual ability a plus
  • Ability to move in and out of a variety of positions which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, carrying
  • Ability to push and pull up to 60 pounds of force
  • Ability to lift below waist up to 48 pounds and above waist 34 lbs
  • Ladder climbing - Occasional, Unilateral balance - Average of 20 seconds or more per leg
  • Must complete and pass pulmonary exam and respirator fit test.
  • Travel between communities may be required daily. 
  • Ability to perform these functions at multiple sites is required. 
     

 Compensation:

Base Pay Start Rate: $26.68

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
