Facilities Services Division provides quality customer service by maintaining a safe, healthy, and aesthetically pleasing environment in which students, faculty, and staff can function and accomplish their educational objectives and by supporting a patient care culture that continuously improves. Facilities Services' responsibilities include Interior and Exterior Facilities Support, Construction, Space Management, and Environmental Services.
Job Summary
This position performs basic general maintenance and repairs to campus buildings and other facilities throughout the university. Performs inspections and routine maintenance, troubleshoot and repair various building environmental systems and associated components including heating, cooling, and ventilation systems. Install, troubleshoot, repair, and maintain building plumbing systems. Includes but not limited to, replacing fixtures, repairing leaks, replacing piping, clearing drains, and cleaning areas affected by leaks. Maintain building electrical and lighting systems. Provides routine and scheduled maintenance such as replacing bulbs, ballasts, and batteries. Perform basic carpentry tasks. Maintains indoor and outdoor surfaces in regard to painting structures and objects, cleans surfaces, pressure washing, painting, and material repair and replacement. Install, repair and replace flooring and carpet. Performs other tasks as assigned. May be responsible for training, assisting or assigning tasks to other lower level general maintenance positions. This position will be required to work Monday ¿ Friday 8:00am-4:30pm (schedule subject to change). This position will be required to serve in an on call capacity.
Responsibilities
The job duties include, but are not limited to:
Preventative Maintenance
Responds to and completed preventative maintenance related work orders; Assist in troubleshoot and repairs on HVAC related equipment to include larger air handling units with other related components; Obtain vendor information and consult drawings/schematics and operation/maintenance manuals as needed; Purchases required parts and supplies.
Always leave equipment in safe working condition, immediately notify supervisor of dangerous situations.
Document and notify supervisor of any equipment failure and/or potential failures.
Document all corrective actions in detail on assigned work requests.
Perform quarterly, mid-annual, and annual preventative maintenances on Augusta University
equipment based on manufactures required preventative maintenance requirements.
Performs all maintenance work in a neat and timely manner.
Perform preventative maintenance work on Augusta University systems as well as fire alarm systems
Keep records of completed preventative maintenance as well as any future work that needs to be completed.
Communicate to supervisor of any shutdowns that need to occur to complete preventative
maintenance of Augusta University equipment.
Communicate with supervisor once preventative maintenance is complete and equipment has been returned to normal operation.
Elevator Issues
Assist with Elevator issues and contact various elevator services technicians to correct elevator issues as needed.
Shutdowns
Sets up and performs shutdowns as required by Facilities Operations or others.
Other Duties
Performs all other related duties/tasks as assigned.
Required Qualifications
High School diploma or GED from a recognized State or Federal accredited organization with three years of applicable maintenance experience. Valid driver's license and qualified to operate Augusta University vehicles.
Preferred Qualifications
Preferred Experience
Associate's degree or technical degree from an accredited college or university. Four or more years of applicable maintenance experience; Experience with refrigeration system, pneumatic controls and/or Johnson Controls Metasys or similar; Non-restricted Condition Air license in the state of Georgia.

Excellent interpersonal, written and verbal communication skills
Must be able to read and interpret drawings and system schematics
Proficient in Microsoft Office and other computer software/databases
Must be familiar with a digital Work Order system with date input to track labor and material
Knowledge and experience with mechanical equipment, HVAC equipment and refrigeration systems
Shift/Salary/Benefits
Shift: This position will be required to work Monday - Friday 8:00am-4:30pm (schedule subject to change). This position will be required to serve in an on-call capacity.
Pay Band: 8
Salary Minimum: $21.83/hour - $21.89/hour
Salary to be commensurate with qualifications of the selected candidate within the established range (generally minimum-midpoint) of the position
