What is a draw inspector?

Draw Inspectors are professionals who assess the progress of construction projects for lenders, owners, or other stakeholders. Their primary responsibility is to visit job sites, evaluate completed work, and verify that construction milestones have been met before funds are released from a construction loan or draw schedule. Draw Inspectors help ensure that disbursements align with actual progress, reducing financial risk and helping projects stay on track. They often document their findings with written reports and photographs, which are reviewed by the lender or owner. This role is crucial in maintaining transparency and accountability throughout the construction process.

What are the typical daily responsibilities of a draw inspector in the construction industry?

A Draw Inspector is responsible for visiting active construction sites to verify that work has been completed according to project milestones and that disbursement requests align with actual progress. Their day often includes reviewing construction documents, conducting on-site inspections, taking photographs, and preparing detailed reports for lenders or stakeholders. Regular communication with project managers, contractors, and lending institutions is essential to resolve discrepancies and ensure accurate funding. This role requires strong attention to detail and the ability to work independently while managing multiple projects simultaneously.

What are the key skills and qualifications needed to thrive as a draw inspector, and why are they important?

To thrive as a Draw Inspector, you need a solid understanding of construction processes, project documentation, and typically a background in construction management or a related field. Familiarity with inspection software, digital photography, and reporting platforms is essential for accurate and efficient documentation. Strong attention to detail, integrity, and effective communication skills are crucial for interacting with contractors and ensuring compliance. These skills ensure that project funds are disbursed appropriately, timelines are met, and construction quality standards are upheld.

What is the difference between Draw Inspector vs Structural Inspector?

While both roles require knowledge of construction standards, Draw Inspectors are more involved in the design phase, whereas Structural Inspectors focus on structural integrity during the building process.

Position Summary

We are seeking a precise, high-integrity Funding & Draw Coordinator to manage the lifecycle of our loan disbursements. This role is the final gatekeeper of our capital, responsible for verifying the accuracy of construction draw requests, cross-checking wire instructions to prevent fraud, and executing high-volume funding across our portfolio. The ideal candidate thrives in a fast-paced environment where "details are everything" and accuracy is non-negotiable.

Key Responsibilities

  • Draw Management: Review and process construction draw requests, ensuring all required documentation (inspections, lien waivers, invoices) is present and approved before release.
  • Wire Execution: Facilitate and monitor the movement of funds via banking portals; queue, verify, and release domestic wires with 100% accuracy.
  • Data Verification: Cross-check wire instructions and banking coordinates to mitigate fraud risk; perform "call-backs" and secondary authorizations as required.

  • Technical Skills: Proficiency with banking portals and Loan Origination Systems (LOS). Strong Excel skills are a must.
  • Attention to Detail: An eagle eye for discrepancies in financial data and legal documents.
  • Fraud Awareness: Knowledge of wire fraud prevention protocols and secure payment practices.
  • Communication: Ability to communicate clearly and professionally with both internal teams and external partners under tight deadlines.
  • Integrity: Comfortable handling high-dollar transactions with absolute transparency and adherence to protocol.
