Vicinia Property Management is searching for a Maintenance Turnkey Punch Technician/Painter
The Maintenance Turnnkey Punch Technician/Painter's primary responsibilities include
  1. Painting & Surface Restoration:
    • Perform interior and exterior painting, including full-unit repaints, trim work, door painting, and exterior touch-ups.
    • Prepare surfaces by scraping, sanding, spackling, and applying primer.
    • Patch holes, repair cracks, and texture minor drywall damage.
  2. Light Punch Work & Make-Ready Tasks:
    • Repair minor plumbing issues (e.g., swapping out faucet aerators, clearing basic clogs, or tightening loose toilet seats).
    • Handle basic electrical repairs like replacing faceplates, changing out light bulbs, or swapping light fixtures.
    • Replace or adjust door hardware, cabinet pulls, window latches, and blinds.
    • Change unit locks, rekey cylinders, and cut new keys for incoming residents.
  3. Inspection & Quality Control:
    • Walk vacant units to identify cosmetic and minor mechanical defects, compiling a final "punch list" of items to address.
    • Ensure completed units pass management quality checks before the scheduled move-in date.
  4. General Upkeep:
    • Maintain clean, organized workspaces and storage of paint inventory.
    • Assist with light common-area painting or property curb appeal projects as needed.
  5. Team Player
    • Works as a team participant along with the maintenance team and community manager to ensure the community meets the quality maintenance standards set by the Company.

Qualifications and Experience:
  • A high school diploma or GED equivalent is required.
  • Valid driver's license and good driving record required.
  • Reliable transportation with auto insurance required.
  • A minimum of one to three years verifiable hands-on general maintenance and painting, drywall repair, or general apartment maintenance make-readies.

Machines, Tools and Equipment, Software:
Hand tools normally used in painting, and maintenance including but not limited to power floor cleaner, paint sprayer, power drain cleaner, auger, key machine, and all chemicals associated with painting and maintenance essential job functions.
