Job description

Overview

Since its founding in 1992, Edgewood Properties has established itself as a leading real estate development and property management company.

With corporate headquarters in New Jersey, the company is on a course of growth leading to activities across the nation. 

Given ongoing construction and development plans, our current apartment portfolio of 6,000 plus units is expected to double in the next couple of years and rise to over 12,000 units in the next five years.

Given our rapid portfolio growth, coupled with ownership's desire to develop and hold rather than sell, the timing is ideal for qualified candidates to come on-board. 

We're currently seeking a Excavation Division Estimator & Purchaser for our Excavation Department. 

Position Summary:

The Estimator/Purchaser is responsible for supporting the Excavation Division by preparing accurate quantity takeoffs, cost estimates, and material procurement for site development and earthwork projects.

This role works directly with the Division Manager and General Superintendent to ensure project budgets are accurate, materials are competitively priced, and deliveries are coordinated efficiently.

The Estimator/Purchaser also collaborates closely with the EPE Dispatcher and Production Coordinator to ensure seamless material flow, timely procurement, and cost-effective operations.

This position will work out of our South Plainfield, NJ office. 

Responsibilities

Key Responsibilities:

  • Estimating & Takeoffs
    • Perform detailed quantity takeoffs for excavation, grading, utilities, and site development work.
    • Develop material, labor, and equipment cost estimates for both internal projects and external bids.
    • Analyze drawings, specifications, and project requirements to determine scope of work.
    • Collaborate with the Division Manager and General Superintendent to validate estimates and production rates.
    • Maintain an updated cost database for materials, equipment, and subcontractors.
  • Purchasing & Vendor Management
    • Source and secure competitive pricing from a minimum of three qualified vendors for each major material purchase.
    • Negotiate favorable terms with suppliers to achieve cost savings and ensure material quality.
    • Issue purchase orders and track material deliveries in coordination with the EPE Dispatcher.
    • Maintain strong vendor relationships and evaluate supplier performance on cost, quality, and reliability.
    • Ensure all procurement follows company policies and cost-control standards.
  • Coordination & Logistics
    • Work closely with the EPE Dispatcher to ensure materials are scheduled for pickup or delivery to job sites.
    • Communicate with field supervisors and General Superintendent regarding material needs and timelines.
    • Resolve issues related to shortages, delays, or quality concerns with vendors and project teams.
    • Assist the Production Coordinator in aligning material purchasing with project schedules and manpower planning.
  • Collaboration & Reporting
    • Provide regular updates to the Division Manager on estimating accuracy, purchasing performance, and budget impacts.
    • Assist in project handoff meetings to communicate estimated costs, material assumptions, and procurement plans.
    • Track and report material costs against budgets for active projects.
    • Support the Production Coordinator in maintaining accurate cost-to-complete reports.
    Qualifications

    Qualifications:

    Education & Experience

    • Associate's or Bachelor's degree in Construction Management, Civil Engineering, or related field (preferred).
    • Minimum 3-5 years of experience in excavation, site work, or heavy civil construction estimating and purchasing.
    • Strong knowledge of site development materials (aggregates, concrete, pipe, asphalt, fill, etc.)

    Skills & Competencies

    • Proficiency in takeoff and estimating software (e.g., Bluebeam, HeavyBid, or similar).
    • Strong negotiation, vendor management, and purchasing skills.
    • Excellent organizational and communication skills.
    • Ability to work collaboratively with management, field operations, and logistics staff.
    • High attention to detail with strong cost analysis and budgeting abilities.

    Performance Metrics

    • Accuracy of estimates compared to actual project costs.
    • Ability to achieve cost savings through vendor negotiations.
    • Timeliness of material procurement and delivery to job sites.
    • Effective coordination with EPE Dispatcher, Production Coordinator, and field operations.
