Job Description:
GENERAL FUNCTION
The Senior Maintenance Manager is responsible for the reliability, availability, and performance of all automated material-handling equipment and facility systems at the McDonough Distribution Center. Reporting to the Maintenance Director, North America, this leader directs maintenance supervisors and maintenance team members across a split-shift operation to keep PLC-controlled conveyor, sortation, robotics, and RFID systems - as well as building and facility infrastructure - running at peak uptime. The role owns the site's preventive, condition-based, and continuous-improvement maintenance programs across both production automation and facilities, and is accountable for driving measurable results across core reliability KPIs - MTTR, MTBF, OEE, and breakdown reduction - while managing projects, budgets, vendors, and team development.
MAJOR DUTIES AND RESPONSIBILITIES
Leadership & Team Management
● Lead, coach, and develop maintenance supervisors and maintenance technicians across a split-shift, Monday-Friday operation, ensuring full equipment coverage.
● Set clear priorities, work assignments, and performance expectations; build technical bench strength through structured hiring, training, and skills development.
● Foster a safety-first culture and ensure compliance with all EHS, OSHA, LOTO, and site safety standards.
Equipment Reliability & Technical Ownership
● Own the reliability of PLC-controlled systems (e.g., Allen-Bradley/Rockwell, Siemens), conveyor lines, shipping sorters, Sure Sort sortation machines, robotics, and RFID reader/scan systems.
● Direct troubleshooting and rapid recovery of critical automation assets to minimize downtime and protect daily order-fulfillment throughput.
● Ensure controls, drives, sensors, and material-handling equipment are maintained to manufacturers and site standards.
Facilities Management & Building Systems
● Oversee maintenance and reliability of all facility systems, including HVAC, fire sprinkler systems, water backflow prevention, plumbing, electrical distribution, lighting, and dock equipment.
● Manage building envelopes and infrastructure - roofing, flooring, doors, and general construction/repair - and coordinate minor construction and renovation projects on site.
● Maintain commercial kitchen and break-room equipment, including ovens, coolers, freezers, and refrigeration systems.
● Ensure code compliance and timely completion of regulatory inspections and testing (fire/life-safety, backflow certification, HVAC, elevator/dock, and related building codes).
● Select and manage third-party contractors and service vendors for specialized facility trades, holding them to scope, quality, cost, and schedule.
Preventive, Condition-Based & Continuous Improvement
● Build and sustain CMMS-driven preventive maintenance (PM) schedules with high PM compliance and a strong planned-vs-reactive ratio.
● Deploy condition-based maintenance (CBM) techniques - vibration, thermal, electrical, and oil analysis - to detect failures before they cause downtime.
● Drive continuous improvement (CI) initiatives using root cause analysis (RCA) and equipment work orders (EWO) to permanently eliminate recurring failures.
KPIs & Performance Management
● Track, analyze, and improve all maintenance KPIs, including MTTR, MTBF, OEE, and breakdown frequency.
● Use data and trend analysis to target chronic failures, prioritize resources, and report reliability performance to the Maintenance Director, North America.
Project & Budget Management
● Plan and execute maintenance projects, upgrades, and equipment overhauls - including scoping, scheduling, risk management, and milestone tracking.
● Manage the maintenance budget, spare-parts inventory, and vendor/contractor relationships to control cost while protecting uptime.
● Partner cross-functionally with Operations, HR, EHS, and Logistics to align maintenance activity with production demand.
● Experience with zero-based budgeting and spare-parts optimization.
BASIC QUALIFICATIONS
● Bachelor"s degree in engineering, Industrial Technology, or a related field - or equivalent combination of education and hands-on experience.
● 7+ years of progressive maintenance/reliability experience in a high-throughput distribution, warehouse-automation, or manufacturing environment.
● 3+ years of leadership experience directly managing supervisors and/or maintenance teams.
● Strong working knowledge of PLCs, robotics, conveyor systems, shipping sorters, RFID readers, and automated sortation (Sure Sort or equivalent) machines.
● Working knowledge of facility systems - HVAC, fire sprinklers, water backflow prevention, roofing, general construction, and commercial kitchen/refrigeration equipment (ovens, coolers, freezers).
● Demonstrated experience with preventive and condition-based maintenance programs and a CMMS platform.
● Proven track record improving maintenance KPIs - MTTR, MTBF, OEE, and breakdown reduction.
● Project management experience with the ability to plan, budget, and execute multiple initiatives simultaneously.
● Availability to work a split shift, Monday-Friday, and to respond to critical equipment issues as needed.
