Position Summary

In this role, you will be responsible for directing and overseeing the plant operations, maintenance, transportation, and security functions of the community in accordance with company policies and regulatory requirements.

Essential Functions, Key Duties, & Responsibilities

  • Plan, organize, develop, implement and direct the maintenance department and its programs and activities.
  • Function as "hands on" manager, performing majority of repair and replacement of systems and equipment internally.
  • Manage and oversee all capital projects to ensure timely completion and adherence to all pertinent safety, state, federal regulations.
  • Serve as liaison to contractors, vendors, and the corporate office.
  • Identify and recommend capital needs to Executive Director.
  • Prepare and maintain department budget.
  • Direct and oversee the safety, security and fire protection and prevention programs in accordance with company policy, state, federal, county and OSHA regulations.
  • Oversee preventative maintenance functions for the community and assign personnel to complete tasks in a timely manner.
  • Direct and oversee campus transportation program, including scheduling, maintenance of vehicles, and supervision of personnel.
  • Develop, maintain and implement universal precautions and waste disposal policies and procedures to assure that a sanitary environment is maintained at all times and that aseptic / isolation techniques are followed by all department associates.
  • Monitor and manage construction projects for the community through completion as needed;
    • Represent the community at meetings and in processes with local officials and governing agencies.
    • Track project budget and maintain project files.
    • Review all payment applications, changing orders and invoices as needed.
    • Anticipate and expedite requests for input in design and construction.
    • Review plans and specs prior to bidding process.
    • Review submittal of project components.
    • Coordinate and assist in the procurement of furniture, fixtures, and equipment (FF&E) as needed.
  • Perform other duties as assigned.
  • Comply with all policies and procedures and any updates.

Position Requirements

Education: Associate's degree required

Licenses/Certifications: Universal HVAC certification required, additional technical certifications/licenses preferred

Experience: 3+ years supervisory experience in a maintenance/plant operations/construction related field

Skills & Abilities:

  • Superb communication skills and professionalism
  • Ability to read and analyze blueprints, diagrams, and complex instruction/maintenance manuals

Travel: Limited travel off-site may be required for meetings
