Job description

The Director of Capital is responsible for providing strategic and operational level direction for capital development initiatives and the Capital Management team. This role develops and oversees the processes for project requirements, formulation, justification, prioritization, integration, development and budgets.  The Director of Capital ensures all projects are consistent with and support the strategic plans and vision of the organization. The Director of Capital is also responsible for preparing annual capex budgets and updating the 10 year Capex Plan for Scion's portfolio of properties.

Your Responsibilities 


Leadership

  • Provides leadership, development and ongoing administration of the Capital Management team.
  • Creates and maintains appropriate training and development to establish career paths in collaboration with other applicable departments.

Capital Projects Planning

  • Assures adherence to OSHA standards, federal, state and local laws, and applicable company policies and procedures.
  • Assures compliance with all management agreements on bidding requirements, scopes of work and approvals.
  • Develops, implements, and monitors the effectiveness of capital projects. Accountable for maximizing revenue, controlling expenses, and improving resident satisfaction.
  • Develops and manages a long-term capital projects program.
  • Assists property management and on-site personnel with the implementation of various capital programs including but not limited to providing training, demand side energy conservation support, workflow direction, and vendor management. 

Capital Project Management

  • Provides technical expertise and develops scopes of work, value engineered solutions, budgets, approvals and close out information for capital projects.
  • Provides overall quality control. Facilitates and conducts annual inspections and assessments to identify conditions, needs and budget expectations
  • Communicates monthly updates on project status, budget versus actual review and expected completion dates.
  • Ensures all warranty information accurately reflects capital items and projects.
  • Inputs capital projects data into company software and develops benchmarking standards for existing capital projects.

What We Require

  • College graduate preferred, or an equivalent combination of education and professional experience. A degree in Engineering, Construction Management or similar field is preferred.
  • 10+ years of previous project management and supervisory experience, preferably within the student housing or a similar multi-family sector.
  • Demonstrated knowledge working with both vertical and horizontal buildings and high-rise boiler and chiller systems.
  • Strong problem-solving skills.
  • Willingness and ability to travel 50% or more in a year.
  • Flexible, thrives in a fast-paced environment and is comfortable with quickly re-prioritizing.
